We are seeking a highly versatile and entrepreneurial General Manager to oversee our investment property portfolio and spearhead our expansion into the China-Singapore nightlife and real estate sectors. The ideal candidate will bridge the gap between Singapore’s regulatory environment and Mainland China’s investment landscape, managing everything from capital attraction to physical renovation and procurement.
Key Roles & Responsibilities
- Investment & Capital Raising: Identify and engage high-net-worth investors and corporate entities from Mainland China to invest in Singapore’s vibrant nightlife and entertainment industry.
- Tenant Acquisition: Strategically source and secure premium tenants from Mainland China to lease our 4-storey commercial property, ensuring a high-yield and synergistic tenant mix.
- Project Design & Concept Planning: Conceptualize, plan, and design diverse nightlife operations (e.g., clubs, lounges, KTVs). Translate business visions into functional, high‑aesthetic interior design layouts.
- Renovation & Project Management: Oversee full-cycle renovation projects. Act as the primary liaison with general contractors to ensure projects are delivered on time, within budget, and to Singapore’s building standards.
- International Procurement & Logistics: Negotiate directly with suppliers in Mainland China for furniture, lighting, sound system and specialized equipment. Manage the end‑to‑end supply chain, including quality control, shipping, and customs clearance into Singapore.
- Strategic Investment Research: Conduct market research to identify lucrative real estate or business investment opportunities within Mainland China for the company’s portfolio.
- Regulatory Compliance: Ensure all operations and tenant activities strictly adhere to Singapore’s nightlife regulations, liquor licensing, and MOM/URA/SCDF requirements.
- Cross‑Border Legal & Market Advisory: Provide expertise on Mainland China’s legal frameworks, trade policies, and market trends to mitigate risks in cross‑border transactions.
Requirements / Qualifications
- Market Expertise: Deep familiarity with both the Singapore nightlife ecosystem and the Mainland China business landscape.
- Language Proficiency: Fluency in English and Mandarin (written and spoken) is essential to negotiate legal contracts and deal with stakeholders in both regions.
- Technical Knowledge: Experience in interior design, renovation workflows, and managing construction contractors.
- Regulatory Knowledge: Strong understanding of Singapore’s licensing (Category 1 Public Entertainment, Liquor Licenses) and China’s foreign investment laws.
- Network: An existing network of investors or hospitality operators in Mainland China is highly preferred.
