Invision is currently representing a contractor with a £50 million turnover, seeking to recruit a Site Manager to lead a project. The company operates across sectors including Commercial Office, Retail, Education, Healthcare, and Hospitality, with project values up to £5 million.

Role Scope:

We are looking for a Site Manager to lead a project, reporting directly to a Contracts Manager, overseeing all aspects from inception to completion. Responsibilities include managing subcontractors, health and safety, and maintaining the project schedule.

Key Duties:

• Review project specifications, drawings, and scope to understand refurbishment requirements.
• Develop site-specific plans and schedules aligned with project timelines and client expectations.
• Conduct pre-start meetings with subcontractors.
• Supervise all on-site activities, ensuring safety, quality, timeliness, and budget adherence.
• Coordinate with contractors, subcontractors, suppliers, and consultants.
• Manage logistics for materials to prevent disruption, especially in live refurbishments.
• Sequence work to minimize disruption in occupied environments.
• Ensure compliance with health, safety, and environmental regulations.
• Maintain risk assessments, method statements, and safety audits.
• Implement safe systems of work, considering potential hazards like asbestos or structural issues.
• Promote a safety-first culture.
• Monitor workmanship to meet specifications and quality standards.
• Organize inspections and manage corrective actions.
• Ensure compliance with Building Regulations, fire safety, and listed building requirements if applicable.

Stakeholder Communication:

• Act as the main contact between the client, consultants, and site team.
• Provide regular updates, including reports, photos, and meeting minutes.
• Communicate sensitively with tenants or occupants during refurbishments in occupied buildings.

The Project:

This £2 million project involves a fast-track refurbishment of a Commercial Office building, including structural modifications and a Cat A fit-out from shell to handover, with MEP and roofing works.
