Demographics: There are around 4,500 people within a 10-minute walk, rising to more than 8,000 within 20 minutes. The area has a large number of older residents, with many people already retired, while younger adults are less represented. Local households are generally well-off with good disposable income, so there’s strong demand for quality pubs and a welcoming community space.
