A leading property management firm is seeking a Property Manager to oversee a portfolio in adherence to RICS Codes of Practice. The role includes managing leaseholder enquiries, attending meetings, and training junior staff. The ideal candidate will have experience in property management, a strong understanding of budget preparation, and the ability to conduct property inspections regularly. Required experience for Property Manager
Manage portfolio in accordance with RICS Codes of Practice, ARMA rules.
Dealing with leaseholders’ enquiries appertaining to the development.
Attend residents’ AGMs and directors’ meetings and raise fees where applicable; issue draft minutes to Directors and Action Minutes.
Act as an escalation point for junior members of the team such as complex query resolution, best practice and complaints.
Deliver a structured and consistent training and mentoring program to junior/new staff members in line with company policy.
Assist and support the Head of Property Management.
Plan and conduct performance reviews with junior members of the team in line with company policy and as instructed by the Head of Property Management.
Prepare service charge budget in accordance with the terms of the leases and Transfer; and issue draft budgets prior to the year end to Directors for consideration and approval.
Ensure that inspections of properties are regularly undertaken by the Health and safety inspectors, any points raised are actioned.
Arrange meetings and inspections for all properties managed.
Ensure that all necessary service contracts and annual inspections are in place.
Carry out regularly inspections of properties in accordance with the terms of the management agreement and as and when a circumstance requires.
Upload inspection reports and notify clients.
