Job description

Cobalt is seeking a Senior Building Manager to take operational leadership of a flagship commercial estate in West London. This modern three–acre campus featuring over 250,000 sq ft of Grade A workspace, retail units, and standout occupier amenities including a sports court, roof terraces, cycle facilities, as well as a vibrant public realm, all designed to prioritise wellbeing, sustainability, and community.

As the Senior BM, you will be responsible for delivering a consistently high standard of building management across two primary buildings. This is a highly visible role with broad influence across service delivery, occupier experience, sustainability and compliance.

Key Responsibilities
  • Deliver a best–in–class FM service across multiple commercial buildings within the estate.
  • Act as the lead point of contact for all occupier queries, service issues, and stakeholder engagement.
  • Manage hard and soft service contracts, including regular contractor meetings and performance reviews (SLAs/KPIs).
  • Ensure all statutory inspections, permits to work, and H&S documentation are up–to–date and audit–ready.
  • Coordinate reactive and planned maintenance across M&E and fabric infrastructure, ensuring service continuity.
  • Manage all service charge budgets across your assets, including quarterly reconciliations and variance tracking.
  • Support ongoing ESG initiatives and accreditations
  • Deliver minor works and refurbishment projects from scoping to completion.

Cobalt is seeking a polished, customer–service led FM professional with strong experience in managing multi–let office buildings previously. You\'ll combine technical understanding with customer focus & commercial awareness, alongside the ability to liaise with a wide range of stakeholders. An IOSH or NEBOSH is essential.
