Job description
Development Monitor - Client-side Lender – London

We are working with a leading real estate development finance / lending platform with a secure £1+ billion loan book who are looking for a Senior Project Monitor / Development Monitor to work with their in‑house team and oversee their primarily residential loan / development portfolio.

Reporting to the Director of Development Monitoring, your main responsibilities will include:

  • Pre‑drawdown – appraisal of new project build costs, contract set‑up, programme and risk to input into the credit committee.
  • Due diligence on proposed deals, site reports, warranties and insurances liaising with external advisors.
  • Live loans – overseeing and managing external monitoring surveyors, reviewing development progress, monthly valuations, budgets, programmes and drawdowns with site visits, identifying key programme milestones and mitigating risk.
  • Reporting – quarterly high‑level analysis and reporting to the business and institutional investors.

The ideal candidate will independently appoint and manage external consultancy practices, probe and understand contractors’ site development progress, and communicate findings to stakeholders.

Requirements
  • MRICS / MCIOB with a BSc in Quantity Surveying, Building Surveying or Project Management.
  • 7+ years’ experience as a project monitor / fund monitoring surveyor or a Quantity / Building Surveyor.
  • Experience overseeing the full development lifecycle of multi‑unit residential developments above £10 million construction cost.
  • Good understanding of development contracts, programme, budgets, warranties and risk management.
  • Commercial astuteness with strong communication and high‑level reporting ability.
Benefits
