Salary: £31,000–£38,000 + performance bonus + mileage (DOE)

We’re a Nottingham-based property sourcing and project delivery business running multiple HMO conversion projects—from 3-bed to 6/7-bed conversions through to larger 20–30 bed schemes.

We’re hiring a Project Manager to take ownership of the site-side delivery across several live projects. An Architectural Technologist is ideal, but we’re equally open to a PM with an architecture/technical background (e.g., architectural practice experience, strong technical coordination skills, good grasp of drawings/specs, and confidence working with contractors).

Why this role is different from a normal PM role

This isn’t just “manage a build and move on.” You’ll be involved in the full lifecycle of exciting investor-led projects — from sourcing and appraising new deals, through design/development and delivery on site, right through to completion and handing over to a letting agent on the back end. If you want to be closer to the commercial side of property and learn how to stack deals for investors, this is that move.

What you’ll be doing

You’ll run the on-the-ground project management, using our systems (templates and Asana workflows provided):

  • Weekly site visits across live projects (progress, quality, programme)
  • Photos/videos, site notes, snagging, and clear action lists
  • Running/attending site meetings with contractors/trades
  • Managing specs, schedules of works, variations, and practical problem-solving
  • Updating Asana and maintaining clean documentation (templates provided)
  • Feeding progress info into weekly client updates (admin support provided via our VA)

You’ll also support the director with new deal appraisals, including:

  • Reviewing floorplans / layout options and spotting value-add opportunities
  • Sense-checking specs, build costs, programme and risks
  • Helping prepare investor-ready summaries as projects move from site sourcing → delivery → lettings
You’ll suit this if you are
  • A PM with a technical / architecture background, or an Architectural Technologist / Technician wanting to move closer to delivery and development, or an aspiring property professional wanting to build a career in property investment
  • Practical, organised, and confident speaking with builders/trades
  • Good at writing clear updates and keeping documentation tidy
  • Happy being site-based and taking ownership (not desk-only)
  • Driver with your own car (essential)
