Overview
We have a new opportunity for a Project Manager to join our team within Vistry South East Midlands, at our site in Upwood, Cambridgeshire. As our Project Manager you will be responsible for overseeing and supporting the control and delivery of construction projects to meet client specifications (safety, quality, cost, time, etc.) such that all budget, risk, specification, project timescales, customer and business objectives are met in full. Located in Ramsey, this project is the 2nd phase on an existing site and will consist of 160 affordable houses and apartments. There will be multiple client meetings on site, so excellent stakeholder management skills are essential for this role, along with the ability to drive the site teams to ensure we are delivering high quality homes.

Responsibilities
- Drive the delivery of the project ensuring safe, on-time, on-budget and quality delivery from commencement on site to a snag-free practical completion.
- Ensure the safety and welfare of the general public, staff and supply chain within their control under the strict observance of the Vistry safety policy; drive continuous safety improvements.
- Overall responsibility for the successful safe completion of the project including quality, time, procurement, client interface and to lead by example.
- Collaborate with the Project Design Co-ordinator to manage internal/external design teams/consultants to meet deadlines and contract design requirements.
- Work with the project MQS, QS and Buying team to procure efficiently and to programme to meet budget and programme needs.
- Encourage and coach team members to develop their skills, provide regular feedback and challenging learning experiences; ensure employees feel motivated and engaged.
- Assist in recruitment of the best people to meet project needs.
- Manage liaison and contacts with the project client and stakeholders to maintain positive, ongoing relationships; manage all project correspondence.
- Develop detailed plans aligned with the overall project plan to enable procurement and scheduling of materials, resources and supply chains.
- Chair site, progress, safety meetings and project reviews; produce formal client and internal project reports and drop-line programmes.
- Identify, cost and agree any additional work with the client.
- Understand and apply commercial drivers within the construction process to decision making.
- Regularly produce and review the project programme (including procurement and design) to ensure timely completion.
- Adhere to Vistry processes on site; ensure all team members are inducted and carry out role-specific requirements; promote sustainability practices and continuous improvement.
- Support in recruitment and development of the project team and promote a culture of collaboration and high performance.
Qualifications

- Valid SMSTS certificate.
- Construction-related academic qualification (BSc, HNC or time-served tradesperson) with proven site management experience.
- Experience on new build residential multi-storey projects.
- Experience in health and safety management on construction sites.
- Ability to analyse technical and commercial aspects of developments and apply solutions in terms of time, cost, quality and resources.
- Proven operational, team player capable of setting direction and delivering in challenging market conditions.
- Excellent interpersonal skills and ability to foster a positive, respectful team environment.
- Ability to influence, inspire and create consensus; demonstrate integrity and sound business judgement.
- CIOB qualification to the required grade (as per group policy).
- Good working knowledge of Microsoft Word, Excel, and Asta Powerproject; experience with JCT D&B contracts.
- Up-to-date knowledge of health and safety obligations and building legislation; understanding of considerate contractor requirements for high sustainability scores.
- Ability to manage all aspects of the build process.
