Job Title: Project Director Design & Build / Fit Out (Pre-Construction Focus)

Location: West Midlands

Salary: £80,000 £90,000 + Car Allowance + Medical + Bonus (negotiable for candidates with existing client contacts and ability to bring in work)

Company Overview:
Our client is part of a larger, well-established organisation with a dedicated business unit specialising in high-quality Design & Build (D&B) and fit out projects. This business unit delivers approximately £20m turnover annually, with project values typically ranging from £1.5m to £3m, though they have tendered for projects up to £12m.

Role Overview:
We are seeking an experienced Project Director from within the Design & Build or fit out sector to take a leadership role in the front-end, pre-construction phase of projects. This is a client-facing position focused on securing projects and ensuring a smooth transition to the delivery team.

Key Responsibilities:
  • Take project enquiries from the Business Development team through to contract signing.
  • Build and maintain strong relationships with clients and their representatives.
  • Strategise and develop winning approaches for tenders.
  • Participate in and lead pitch presentations to clients.
  • Organise and coordinate internal teams, including:
    • Design team (for D&B projects)
    • Commercial team
    • Delivery team
  • Liaise with the legal team to finalise and sign contracts.
  • Oversee all pre-construction activities before handing projects over to the delivery team.

Project Profile:
  • Typical project value: £1.5m £3m
  • Larger tenders up to £12m
