Job Title: Planning Manager - Strategic Land
Location: New Forest, Hampshire

The Opportunity
An established and highly regarded regional house builder is seeking a commercially minded Planning Manager with proven experience in strategic land to join their expanding team. With a strong land pipeline and a reputation for delivering high-quality developments across Hampshire, Dorset, and surrounding areas, this is an exciting opportunity for an ambitious planner to take ownership of the strategic land portfolio and help shape the future of residential growth in the region.

Key Responsibilities
·Take a lead role in identifying, appraising, and promoting strategic land opportunities
·Manage sites through the full planning lifecycle-from promotion and allocation to outline and detailed consent
·Build and maintain strong relationships with local authorities, planning consultants, landowners, and key stakeholders
·Monitor and respond to emerging Local Plans, call for sites, and five-year housing land supply positions
·Prepare and coordinate planning applications, representations, and appeal documentation
·Provide strategic planning advice across internal departments, supporting land acquisition and delivery strategies
·Track planning policy changes and advise on risk and opportunity across the development pipeline

Candidate Profile
·MRTPI qualified with a degree in Town Planning or a related discipline
·5+ years' experience in a planning role, ideally with exposure to both public and private sectors
·Demonstrable experience promoting large-scale residential or mixed-use schemes through the planning process
·In-depth understanding of planning policy and the strategic land process
·Strong negotiation, presentation, and report writing skills
·Self-motivated with the ability to manage multiple sites and deadlines
·A collaborative approach, with the ability to work cross-functionally within a development business
