Overview

Cobalt is partnering with a leading real estate asset manager to recruit an experienced Operations Manager for one of their flagship commercial properties. This role sits at the heart of the property's day-to-day performance, leading the delivery of soft services across cleaning, security, reception, and admin, and driving operational excellence through visible leadership, innovation, and stakeholder collaboration.

With direct occupier engagement, supplier oversight, and responsibility for multiple service lines, this is a fantastic opportunity for someone ready to step into a high-profile, hands-on leadership role within a premium asset.

Reporting into the General Manager, the Operations Manager will lead the front-of-house and service delivery teams, ensuring high standards are maintained throughout the building. This person will be a key face of the management team - visible on site, proactive with tenants, and confident in representing the operational performance of the asset to senior stakeholders.

Responsibilities
  • Overseeing day-to-day delivery of soft services including cleaning, security, reception, and admin
  • Acting as Deputy Responsible Person in the General Manager's absence
  • Leading occupier service delivery and driving customer satisfaction
  • Managing supplier performance, tendering and contract compliance
  • Ensuring health and safety compliance across all soft services (aligned to ISO 45001)
  • Assisting in annual service charge budget preparation and financial monitoring
  • Regular site inspections and proactive identification of improvements
  • Coordinating occupier move-ins and move-outs from an operational perspective
  • Contributing to ESG, innovation, and technology-driven efficiency projects
Qualifications

As the successful applicant, previous experience working within large scale commercial assets is a necessity. Beyond this, you'll bring experience in facilities or operations management within a premium commercial environment, and a track record of delivering soft services with energy, attention to detail, and customer focus.

You'll be an engaging communicator and credible leader - comfortable motivating your on-site teams while building trusted relationships with occupiers and suppliers. This role requires someone who thrives in a dynamic, visible position where service excellence is expected and innovation is welcomed. An IOSH or NEBOSH qualification is essential.
