EPA Certified Apartment Maintenance Technician
About the Role

We are seeking a skilled and EPA Certified Apartment Maintenance Technician to join our property management team. This role requires hands‑on HVAC experience, general maintenance skills, and a strong commitment to safety, compliance, and excellent customer service.

Key Responsibilities
  • Respond to resident work orders promptly and professionally.
  • Diagnose and repair HVAC systems per EPA Section 608 regulations.
  • Perform plumbing, electrical, carpentry, painting, and appliance repairs.
  • Conduct preventive maintenance to ensure system reliability.
  • Maintain compliance with OSHA/EPA standards for hazardous materials.
  • Monitor property for unsafe conditions and take corrective action.
  • Maintain landscaping and cleanliness of exterior/common areas as needed.
  • Participate in emergency on‑call rotations.
  • Use property management software and mobile apps to log work orders and manage inventory.
  • Communicate clearly and professionally in writing and documentation.
  • Demonstrate practical judgment and basic proficiency in using:
    • Property management software
    • Mobile applications
    • Digital tools for logging work orders, updating records, and managing inventory
  • Communicate clearly and professionally using correct language and grammar in:
    • Emails
    • Online platforms
    • Written documentation
    • Resident interactions and staff coordination
Work Hours
  • Minimum of 40 hours per week
  • On‑call rotation for emergencies
Tools & Equipment

Must be skilled in the safe use and maintenance of:

  • Hand Tools: wrenches, hammers, saws, snips, etc.
  • User‑Moved Aids: dollies, hand trucks, ladders, hoists
  • Mechanical Equipment: motors, pumps, compressors, augers
  • Measuring Devices: voltmeters, gauges, pH tests, calipers
Physical Requirements
  • Frequent lifting (25–75 lbs); occasional lifting (75–150 lbs)
  • Rare lifting over 150 lbs (with assistance)
  • Frequent grasping, reaching, pushing/pulling
  • Strong vision and hearing required for documentation and diagnostics
  • Must be able to work in confined spaces and awkward positions
Qualifications
  • High school diploma or GED required
  • EPA Section 608 Certification required
  • 1–2 years of apartment/property maintenance experience
  • Additional certifications (CAMT, CPO, NATE) are a plus
  • Basic understanding of electrical, hydraulic, and mechanical systems
  • Valid driver’s license and auto insurance required
