Objectives
- To supervise, mentor and develop the maintenance team, whilst playing a key part in the day-to-day maintenance of 6 sites across Shropshire.
- Deliver an effective, efficient and high-quality maintenance process within defined timescales.
- To ensure the facilities present a well-maintained and welcoming environment.
- As a key member of the facilities management team, undertake additional tasks and responsibilities when required, to suit the needs of the business.
Practice Expectations
- Assist the FSM in the supervision of the Maintenance Operatives, sub‑contractors and Domestic Assistants, including monitoring the requirements of their work.
- Provide holiday and sickness cover for Maintenance Operatives when required.
- Planning and delivering the PMP in a timely manner, on budget with minimal disruption to site and the service users.
- Meet with sub‑contractors and arrange quotes for works requested on variation orders as required.
- Report any issues to the FSM in a timely manner.
- Carry out inspections when requested by the FSM to identify defects and maintenance repairs, including out-of-hours response to defects or providing advice.
- Where defects are identified/reported, repair accordingly to a reasonable standard and tidy finish, reporting the outcome to the FSM to service the Contract.
- Where a defect is beyond the capability of the Maintenance Operative to repair, notify the FSM and complete the Daily Defects log book reporting sheet.
- Liaise with contractors regarding timing of works, including directing them to their works and ensuring they operate in a safe, courteous and compliant manner.
- To liaise with the FSM regarding workload and any outstanding maintenance matters.
- To collect materials and equipment in advance from suppliers and make effective use of time and materials in completing jobs.
- Maintain stocks of consumables, i.e. lamps, light bulbs, sundries, etc.
- To carry out any other sundry works, including high cleaning and cleaning of fixtures and fittings, as required by the FSM.
- To carry out relevant training for Shaw staff in Shropshire.
- To participate in the Supervision and Appraisal process and to attend training as identified/directed.
- Record defects electronically on the company system and ensure they are closed out in accordance to agreed timescales.
- Request and review contractor risk assessments and safe systems of works.
Essential Criteria
- Working knowledge and understanding of PMP, RAMS, maintenance procedures and processes.
- Highly organised and able to plan and prioritise workloads, including contractors.
- Awareness of Environmental, Health & Safety regulations and an understanding of safe systems of work.
- Knowledge and experience of DIY skills.
- Experience of record keeping and documentation.
Desirable Criteria
- Knowledge of health and safety in the workplace.
- Working knowledge of Risk Assessments & COSHH.
- Previous Healthcare / Care Home experience.
