Maintenance Surveyor - North Region

Contract Length: Temporary

Location: North London

Salary: £45/hour (Umbrella)

Role Overview

Our client, a well-established social housing provider, is seeking an experienced Maintenance Surveyor to join their team in the North Region. This role offers the opportunity to play a key part in maintaining high standards of housing by carrying out essential maintenance work, focusing on damp, mould, and day-to-day repairs in a social housing environment. You'll be responsible for diagnosing issues, coordinating repairs, and ensuring compliance with relevant housing and safety regulations.

Key Responsibilities
  • Conduct damp and mould inspections across social housing stock, identifying underlying issues such as leaks, condensation, and poor ventilation.
  • Prepare detailed diagnostic reports with recommendations for remedial action and specifications for repairs.
  • Oversee and manage day-to-day repair works, ensuring they meet required standards and compliance.
  • Act as the first point of contact for tenants, responding to maintenance queries and escalating complex cases where necessary.
  • Manage the repair process from start to finish, including scoping, procurement, and managing contractors.
  • Ensure all works are carried out to time, within budget, and in compliance with safety and housing regulations.
  • Maintain accurate records and report regularly on the progress of repairs and inspections.
  • Work closely with contractors to monitor quality, delivery, and performance against KPIs.
  • Provide technical advice on disrepair cases and damp & mould challenges, helping resolve issues to improve tenant satisfaction.
Required Skills and Experience
  • Proven experience as a Maintenance Surveyor within the social housing sector.
  • Solid knowledge of damp and mould issues, including root cause analysis, moisture readings, and repair specifications.
  • Strong understanding of HHSRS (Housing Health & Safety Rating System) and housing disrepair legislation.
  • Experience managing day-to-day repairs and liaising with contractors, tenants, and stakeholders.
  • Excellent communication and problem-solving skills.
  • Umbrella PAYE or experience working under similar employment arrangements.
