Role Overview
We are recruiting an experienced Housing Management Coordinator (Band 2) to support a sheltered housing scheme in Harlow. This is a lone-working role, ideal for someone confident managing a building independently while maintaining strong customer relationships with residents.
The post focuses on building safety, compliance, tenancy management, and resident welfare, ensuring the scheme remains safe, well-maintained, and fully compliant with housing and health & safety standards.
Key Responsibilitiesh3>Building Safety & Compliance (Primary Focus)
- Carry out regular building inspections (internal and external)
- Complete and record health & safety and compliance checks
- Identify, report, and monitor property defects within flats and communal areas
- Ensure properties meet regulatory, quality, and Home Group standards
- Liaise with contractors to arrange and monitor repairs and maintenance
Housing & Tenancy Management
- Manage rent accounts and support residents with rent arrears
- Support customers to understand and adhere to their tenancy agreements
- Take appropriate tenancy enforcement action where required, in line with policy
- Maintain accurate housing management records using internal systems
Resident Welfare & Engagement
- Make regular welfare calls and carry out ad‑hoc welfare visits
- Respond professionally to customer queries and concerns
- Act as a visible, trusted presence for residents within the scheme
- Identify safeguarding concerns and escalate appropriately
Lone Working & Autonomy
- Independently manage daily priorities and workload
- Use initiative to resolve issues and escape where necessary
- Maintain professional boundaries while providing customer‑focused support
Skills, Knowledge & Experience Required
- Experience working in supported or sheltered housing, housing management, or property services
- Strong understanding of building safety, compliance, and basic maintenance
- Experience managing rent arrears and tenancy issues
- Basic knowledge of housing law (tenancies, breaches, evictions)
- Confident working alone without constant supervision
- Good IT skills, including housing management systems and basic spreadsheets
- Excellent written and verbal communication skills
- Ability to manage difficult situations calmly and professionally
- Full driving licence and access to own vehicle (essential)
