Overview

General Manager - Caravan Village

Location: Skegness | Department: Leadership Team | Employment Type: Permanent - Full Time

This role is with Butlin's Caravan Village at Skegness, overseeing daily operations and future growth for a site housing over 700 caravans plus the Maple Walk Village with 100 additional units. The role focuses on delivering exceptional owner and guest experiences, leading high-performing teams, and driving business performance.

Responsibilities
  • Oversee day-to-day operations of the Caravan Village and coordinate with resort leadership on budgets, purchasing, capital projects, and operational plans to ensure smooth running.
  • Lead the sales team to achieve targets, drive new leads, secure owner retention, and develop strategies for long-term growth in alignment with Butlin's objectives.
  • Collaborate with the wider leadership team and Resort Director to develop growth strategies and ensure marketing activity and active lead plans support sales.
  • Ensure guest and prospective owner experiences are memorable, contributing to retention and positive recommendations.
  • Manage maintenance and facilities to maintain a high-quality guest environment and safe, compliant site operations.
About You
  • Experienced senior leader with experience managing large, multi-faceted operations, ideally in caravan parks or similar environments.
  • Excellent customer experience skills with substantial experience in caravan sales and strong commercial acumen.
  • Target-driven with a strong commercial mindset and ability to balance financial success with exceptional guest experiences.
  • Strong communicator able to engage with guests, future buyers, and inspire and lead a team; capable of building relationships within the industry to maximise opportunities.
  • Flexible and hands-on, able to adapt to day-to-day and long-term operational challenges while minimising impact on guests.
