A social impact real estate company in Manchester is seeking a Development Coordinator to manage documentation and support the development team. The role requires strong organisational skills and adaptability in a fast-paced setting, ensuring all processes are followed meticulously. There is a critical lack of affordable housing across the UK, affecting the most vulnerable people in our community.
We build long-term partnerships with Local Authorities to acquire and manage demand‑driven social and affordable housing across various tenures, as per the image below.
Across HSPG’s Living Sector platforms, we are actively acquiring 2,500 high‑quality homes from national housebuilders and developers by the end of 2025. These properties are managed by our experienced team, grouped into portfolios, and funded by our institutional investment partners.
HSPG aims to positively impacts our residents’ lives, while providing long‑term, sustainable returns for our investment partners.
This role will be the administrative centre of our development team, making sure the right information is in the right place at the right time. In a fast‑paced environment with many moving parts, you’ll be the one who keeps things structured, organised, and on track.
As Development Coordinator, you must be hyper‑organised and comfortable with multiple types of documents and data. You’ll work closely with Acquisitions Analysts and Portfolio leads, bridging different processes across the full project lifecycle from purchase of a property/project through to tenant move‑in. Your day‑to‑day will be varied: coordinating legal documentation, tracking regulatory compliance, administering construction documents, managing tenant documents, preparing new property handovers, plus attending site meetings and coordinating works with contractors.
You’ll bring consistency and follow‑through to a process that can easily become fragmented and take ownership of reporting and tracking processes. Your work ensures nothing falls through the cracks so that our properties and projects meet the highest standards, stay on track, and serve our customers.

Build a strong understanding of the HSPG group structure.
Explain the different platforms and their products via a short presentation in month 1.
Familiarisation with active development projects, contractors and consultants.
Be able clearly identify a project by name, actively engaging in team meetings from week 2.
Shadow key team members (Acquisitions Analysts and Portfolio Managers) to understand the full project lifecycle.
Documented workflow map approved and reviewed by your line manager
Suggest improvements to the centralised document filing system across legal, compliance, construction, and tenant files.
1 x new system in place and adopted by 100% of the project teams within 8 weeks.
Take ownership of weekly reporting process for ongoing development projects within the team.
Reports delivered on time with 100% accuracy for 4 consecutive weeks.
Attend at least 2 site visits to understand on site requirements.
Site reports submitted and reviewed with positive feedback from line manager.

Lead the roll‑out of a consistent handover process for new properties.
100% of properties handed over using the new process with no critical issues by month 6.
Automate key components of construction project tracking (e.g., notifications for compliance deadlines, investigate new software and processes).
At least 2 automations live and reducing manual follow‑up time by 20%.
Coordinate and lead monthly cross‑team check‑ins between acquisitions, development, and portfolio teams on compliance and documentation.
Consistent attendance and positive feedback from 90% of attendees.
Partner with Operations to assess and implement new tools or software (CRM).
New tool selected, piloted, and approved with ROI case documented.
Proactively identify and implement at least 2 process improvements within document management & communication flows between other teams (e.g legal & finance)
Improvements adopted with reduced errors and better communication feedback from other teams.

Develop and deliver a Development Coordination Playbook for internal use and onboarding.
Playbook completed and in use for new team members by end of month 12.
Design and manage a quarterly reporting structure for leadership visibility on development milestones, bottlenecks, and completions.
Quarterly report delivered with actionable insights and buy‑in from leadership.
Benchmark current processes against industry standards and propose enhancements.
Benchmark report completed with at least 3 improvements integrated into team processes.
