Job description

Beach Baker is exclusively recruiting for a dynamic and commercially minded Chartered Surveyor to join a fast-growing business. This is a rare opportunity to play a key role in shaping the property acquisition and development strategy of a business with ambitious growth plans.

We are seeking a results-driven professional with a strong background in property acquisition, development deal sourcing, and investment analysis. The ideal candidate will be RICS qualified, hold a relevant property degree (Real Estate, Land Management etc.), and have a proven track record of identifying, analysing, and securing property opportunities.

You'll work closely with the business owners to devise and implement a strategy for acquiring and developing sites as well as exploring wider property development opportunities.

Key Responsibilities
Identifying and Sourcing Opportunities
  • Conduct market research to identify underutilised markets.
  • Use tools such as Land Insight and other analytics platforms to locate and assess acquisition targets.
  • Identify assets or sites with redevelopment potential or mixed-use schemes.
  • Carry out site visits and local assessments to understand market dynamics.
  • Build and maintain a strong pipeline of opportunities aligned with strategic goals.
Investment Analysis and Deal Structuring
  • Prepare financial appraisals and feasibility studies for acquisitions and developments.
  • Model leasing strategies, option agreements, and subject-to-planning deals.
  • Conduct due diligence and risk assessments to ensure strategic alignment.
  • Collaborate with planners, architects, and legal teams to evaluate development potential.
Wider Property Development Opportunities
  • Identify opportunities for planning gains, permitted development rights, and asset management.
  • Assess change-of-use potential to maximise site value.
  • Work with planning consultants to secure consents and enhance site value.
Negotiation and Transaction Execution
  • Lead negotiations with property owners, agents, and developers.
  • Manage legal and contractual aspects of acquisitions.
  • Oversee deal progression from sourcing to completion.
Relationship Building and Market Engagement
  • Build strong relationships with agents, landowners, developers, and local authorities.
  • Attend industry events and networking forums to stay ahead of market trends.
  • Collaborate with internal and external stakeholders to drive projects forward.
Candidate Requirements
  • RICS qualified with a degree in Real Estate, Land Management, or similar.
  • Experience in acquisitions, development and investment/site analysis.
  • Strong understanding of valuation, feasibility studies, and financial modelling.
  • Proven success in identifying and adding value to development sites.
  • Knowledge of planning processes, permitted development rights, and change-of-use regulations.
  • Excellent negotiation and stakeholder management skills.
  • Strategic thinker with the ability to work independently.
