Job Summary
Reporting to the Operations Manager, the Property Manager is responsible for the professional management and daily administration of a portfolio of 60 apartment units.
Key Duties and Responsibilities
- Collection and deposits of rental payments and security deposits.
- Flexible to answer current tenant inquiries.
- Arrange move‑out/in inspections and prepare move‑out/in reports.
- Ensure adherence to company policies, legislative requirements, and customer service standards.
- Proficiency with Outlook, Word, and Yardi Breeze Premier (advantage).
- Scanning and emailing on‑site documents to head office; upload site documents/photos to company folders.
- Manage tenant maintenance requests, follow up to ensure satisfaction and completion.
- Cleaning and minor repair on suite turnovers.
- Small repairs, troubleshoot mechanical systems daily.
- Inspect mechanical systems daily; inspect buildings and vacant suites to report deficiencies and maintenance requests.
- Schedule access with utility companies, phone companies, so contractors can perform work.
- Consistently promote a strong sense of community and handle resident inquiries, complaints, or concerns professionally and courteously.
Qualifications and Requirements
- Minimum 5 years of residential property management experience.
- Enrollment in Certified Property Manager (CPM) or Real Property Administrator (RPA) is an asset.
- Experience in customer service or sales.
- Above average problem solving, negotiation, and conflict resolution skills.
- Familiarity with the Residential Tenancy Act and building systems is an asset.
- Flexible to work evenings, weekends, month‑end and beginning of months.
- Valid driver's license and reliable vehicle (may need to support other properties on occasion).
- Successful completion of a security clearance; bondable; subject to a standard credit check.
- Hours of work 9:00 AM – 2:30 PM.
