Position Overview
The New Home Sales Associate is the face of a preconstruction project, guiding potential buyers through the sales process and providing a seamless, enjoyable, and informed purchasing experience. They work closely with the Sales Director, Marketing Team, Developer, Broker Community, and Clients alike to achieve sales targets and ensure the community's success.
Responsibilities
Sales and Customer Engagement
- Greet and engage prospective buyers in the sales office or model home environment.
- Present preconstruction projects, emphasizing features, benefits, and investment potential.
- Answer questions about floorplans, pricing, incentives, and timelines.
- Build and maintain strong relationships with clients, understanding their needs and guiding them through the decision-making process.
- Proactively follow up with leads and prospects to ensure timely communication and maximize conversion opportunities.
Administrative Tasks
- Maintain accurate and up-to-date records of broker / client interactions in the CRM system.
- Ensure deals are signed within 24 hours of sending out agreements by following up promptly.
- Assist clients in completing purchase agreements and ensure all documentation complies with company and developer standards.
- Keep sales materials like price lists and incentive sheets readily available for daily in-person visitor traffic.
- Attend weekly sales meetings and provide updates on outreach efforts and sales progress.
Market and Product Knowledge
- Stay updated on pre-construction project details, pricing changes, promotions, and inventory availability.
- Research market trends, competitive projects, and neighbourhood developments at least once a month to enhance the sales approach.
- Collaborate with the Sales Director to execute sales strategies and exceed monthly and quarterly sales targets.
- Attend and actively participate in sales meetings, promotional events, and training sessions that may fall outside regular working hours.
- Represent the agency and developer at open houses, broker previews, and community events.
Client Care
- Provide exceptional post-sale support, acting as a liaison between buyers and the developer.
- Resolve client concerns promptly to ensure a positive buying experience.
Qualifications
Experience and Education
- Minimum 1–2 years of experience in new home sales, real estate, or a related field.
- High school diploma required; post-secondary education in sales, marketing, or real estate is an asset.
- Licensed with TRREB.
Skills and Competencies
- Strong sales and negotiation skills, with a proven ability to close deals.
- Excellent communication and interpersonal skills.
- Positive energy and a high standard of professionalism and customer service.
- Professional demeanor with the ability to build trust and rapport with clients.
- Tech-savvy with experience in CRM systems, MS Office Suite, and relevant sales software.
- Highly organized, detail-oriented, and able to multitask effectively in a fast-paced environment.
Other Requirements
- Hours: 11:00am – 6:00pm on weekdays; 11:00am – 5:00pm on weekends. Evenings for events, as required.
- Weekend Availability: Must be available to work weekends (no exceptions). Weekday schedules will typically include three workdays and two days off, including Fridays. Any additional time off requires management approval for coverage.
- Must live within a 30-minute radius of the sales site.
- Flexibility and willingness to assist colleagues by covering shifts or working across different sites based on project needs.
- Access to reliable transportation to attend sales events or site visits.
- Resale opportunities may arise while working on-site. These must be discussed honestly and transparently with management to avoid conflicts of interest. While we support your success, the developer’s best interests must remain the priority.
