About the Role
Regional Property Services Inc (RPSI), a division of the Regional Group of Companies, is currently looking for an experienced Building Operator for a facility in the Downtown Ottawa core. In this role, you will be responsible for ensuring the safe, efficient, and reliable operation of all building systems and equipment. This includes performing preventive and corrective maintenance, monitoring HVAC, electrical, plumbing, and life safety systems, and responding promptly to service requests to maintain optimal building performance.
Key Responsibilities
- Oversee all electrical systems, both interior and exterior, in compliance with ESA (e.g., change light bulbs, reset breakers).
- Operate and maintain mechanical systems in compliance with governing authorities (e.g., heating/cooling systems, boilers, chillers, pumps, cooling towers, exhaust fans, unit heaters, hydronic heating, DX units, humidifiers, steam boilers, generators, dehumidifiers, fire panels, pumps, alarm and pull stations, windows, fans).
- Operate and maintain all plumbing systems at the property (e.g., washroom fixtures, supply and drain lines, irrigation systems, sump pumps).
- Ensure all maintenance work is performed in a manner that minimizes disruption and inconvenience to tenants.
- Maintain computerized systems for efficient operation of equipment.
- Perform water treatment testing.
- Maintain accurate logs of water treatment plans and ensure compliance as required.
- Respond to tenant requests promptly and assist in resolving issues; record all services performed.
- Implement and manage the preventative maintenance program to extend equipment life and minimize repairs and downtime.
- Schedule preventative maintenance with minimal disruption to building services and perform required tasks.
- Request parts/equipment for repair, maintenance, and installation of new equipment and facilities from the Lead Operator.
- Monitor contractor work to ensure scope and quality standards are met.
- Perform general exterior maintenance (e.g., concrete repairs, sweeping, shoveling, salting, painting, garbage removal, ensuring enclosures are functional and clean).
- Maintain inventory of tools, parts, and equipment.
- Inspect and maintain the roof system to ensure proper performance.
- Ensure all building life safety systems operate and are maintained as prescribed, including emergency procedures for fire, life safety, and system failures.
- Provide technical support during emergencies and system failures.
- Ensure elevator tracks are clean and free of debris; confirm system operates as designed, licenses are current and posted, and contractors perform maintenance per schedule and TSSA compliance.
- Perform minor carpentry, drywall, and building repairs as required.
- Obtain and maintain all required certifications and training.
- Maintain safety compliance with OSHA and local regulations, including lockout/tagout (LOTO) procedures and safety protocols.
- Participate in cross‑training programs across portfolio properties and provide coverage during staff absences or peak periods.
- Perform all work according to municipal, provincial, and federal health and safety guidelines; document actions as required.
- Organize, clean, and maintain all storage areas, electrical, mechanical, and telecom rooms throughout the buildings.
- Obtain quotes for work as required and present them to the Property Manager for approval and PO creation.
- Maintain on‑call rotation duties as required.
- Work overtime as reasonably requested by the Property Manager.
About You
- Minimum 3‑5 years’ experience in a related field is required.
- Building Environmental Systems Operator Certificate Class 1 & 2 preferred.
- Proficiency with computerized Building Management Systems and knowledge of HVAC systems, controls, and energy management principles.
- Experience using MRI Angus Anywhere considered an asset.
- Must have the ability to obtain and maintain PWGSC Level II Security Clearance for the duration of employment.
- Must have and retain a valid driver’s license, and vehicle is required for emergencies and on‑call purposes.
- Ability to take initiative, and be a self‑starter.
- Outlook and Excel skills required.
- Bilingualism (English/French) is considered an asset.

This position is to fill 1 existing vacancy. The salary range for this role is $65k – 75k/year.
