About the Role
The Property Supervisor oversees the end-to-end management of assigned properties including buildings and individual units with a strong focus on operations, landlord relations, tenant management, financial oversight, compliance, and business development. You will play a pivotal role in enhancing property value, securing high occupancy, maintaining client relationships, and supporting Betterhomes’ long-term growth.
Key Responsibilities
🏡 Property & Operations Management
- Manage the daily operations of assigned properties in compliance with Betterhomes policies and UAE regulatory standards.
- You must have experience managing commercial buildings.
- Conduct inspections, assess property conditions, and coordinate maintenance, cleaning, and renovation work.
- Liaise with contractors, inspectors, and service providers to ensure property readiness and quality.
🤝 Landlord Relationship Management
- Serve as the primary point of contact for landlords, providing insights on market trends and rental strategies.
- Secure approvals for maintenance, improvements, and property enhancements.
- Ensure transparent communication and deliver high service standards to maximize landlord ROI.
👥 Tenant Management
- Screen, onboard, and manage tenants throughout the lease cycle.
- Resolve tenant queries, complaints, and disputes with professionalism and efficiency.
- Monitor rental payments, collections, and compliance with lease terms.
💼 Financial & Accounts Coordination
- Manage rent collections, deposits, refunds, and utility payments.
- Reconcile accounts with finance teams and ensure timely payouts to landlords.
- Support accurate reporting and financial documentation.
📄 Contract & Legal Compliance
- Draft, review, and manage tenancy contracts in line with RERA and Dubai property regulations.
- Ensure timely execution of lease agreements and adherence to legal and safety standards.
📈 Business Development & Market Awareness
- Promote vacant units to maximize occupancy.
- Recommend pricing strategies based on market conditions.
- Support marketing initiatives to attract quality tenants and expand landlord portfolios.
👨 💼 Leadership & Cross-Department Collaboration
- Guide and oversee property administrators and inspection coordinators.
- Collaborate with leasing, sales, finance, customer service, and senior management.
- Ensure smooth workflow, service consistency, and operational excellence across teams.
Qualifications
- Bachelor’s degree with 5+ years of experience in property management or a related field.
- Strong knowledge of Dubai real estate rules, RERA regulations, and tenancy laws.
- High computer literacy (MS Office, CRM, property management systems).
- Excellent communication skills—both written and verbal—with strong presentation abilities.
- Highly organized, detail-oriented, and able to work under pressure.
- Strong problem-solving, leadership, and client service capabilities.
