Description – Role: Property Manager
Location: Abu Dhabi
Role Purpose:
Responsibilities
- Responsible for managing the day-to-day operations of any managed portfolio
- Establish and manage all processes and functions relating to Property Management Operations supporting the key business of the company
- Evaluate and implement improvements to internal processes to achieve customer satisfaction and to improve efficiency and control
- Support and guide the team of Property Operations to ensure team functions are performed in compliance with standard operating procedures and the expectations of MPM business channels
- Maintain and update the system with current and accurate data
- Maintain tenant and property information in Oracle databases up to date
- Responsible for managing assigned portfolio of all property management processes and procedures
- Support automation initiatives within the company and implement improvements to workflows to gain efficiency and controls
- Work and follow approved SOPs ensuring compliance with established KPIs
- Manage Property Operations tasks of routine assignments (e.g., issuance/renewal of leases, renewals follow-up, termination of leases, attending to customer requests and providing information)
- Monitor and manage government leases renewals and payments
- Address and resolve issues referred by Customer Service Officers to provide satisfactory service
- Communicate with Management and provide recommendations to improve processes and enhance customer service/satisfaction
- Ensure timely reporting of management information
- Ensure regular daily transactions at customer service counters are completed with required supporting documents/approvals
- Support the Property Relationship Manager in managing division functions and assist in special tasks as required
- Carry out portfolio site inspections according to the annual planner and submit required reports, stored in the agreed folder in accordance with SOP
- Provide upcoming properties to leasing team upon non-renewal notice
- Tenant retention – encourage renewals at new target rent
- Meet tenants as requested and resolve issues professionally
- Maintain department files and records electronically
- Escalate serious issues, potential risks, or unsolved cases to the line manager and senior management within 10 working days
- Cover MPM from financial losses or damage to company reputation
- Prepare regular presentations about portfolio to line manager and senior management as requested
- Close issues, tasks, and audit points within target dates
- Maintain archiving system for accurate and timely storage and file management
- Respond to inquiries and requests pertaining to the managed property
- Complete and submit reports, forms, and other paperwork as required
- Ensure compliance with applicable laws, rules, and regulations
- Perform other related duties as assigned
- Achieve KPIs of performance
Specialist Skills / Technical Knowledge
- Diploma or certificate in business, technical, or information technology discipline
- Extensive knowledge of property management; experience with Property Management applications; ability to handle special tasks
- Real Estate industry background and experience essential
Previous experience required
- Over 2 years of work experience in property management functions for Consultant
- Over 5 years of work experience in property management functions for Manager
