Belt Road Capital Management (BRCM) is seeking a results-driven Head of Real Estate Investment (REI) to lead the divestment and fundraising strategy for our mega township development. This role is sales-focused, requiring expertise in orchestrating and executing divestment strategies, targeting global institutional investors and real estate buyers, and delivering successful land and asset sales.

The ideal candidate will have proven experience in large-scale township / city developments and the ability to strategically position assets in global markets, match products to investors, and unilaterally execute divestment deals. Unlike conventional real estate investment roles focused on capital allocation or private equity plays, this role emphasizes fundraising and transactional execution through structured divestment strategies. The candidate will be stationed in Cambodia.

JOB RESPONSIBILITIES :

• Develop and execute a mega township-wide divestment strategy, aligning with BRCM’s broader business objectives.
• Identify and prioritize target markets and investor profiles, ensuring the right mix of institutional investors, developers, and strategic buyers.
• Position and package assets for sale , determining optimal structuring, pricing, and exit strategies for various real estate asset classes.
• Orchestrate and execute land and real estate sales pilots , including leading negotiations and closing deals independently, while ensuring an ongoing sales pipeline.
• Establish a data-driven sales approach, tracking investor demand, pricing trends, and key deal metrics.

Investor Engagement

Build and maintain strong relationships with global institutional investors, real estate developers, funds, and family offices.

Pitch investment opportunities and negotiate sale and financing terms with investors to drive transactional success.

Collaborate with marketing and business development teams to tailor investor outreach strategies for different asset types and geographies.

Engage in roadshows, conferences, and investor events to position BRCM as a premier real estate investment platform.

Maintain relationships with key stakeholders and industry professionals at the local and global level to build brand presence for the firm.

Divestment Execution & Transaction Management

Manage full transaction lifecycles , from investor sourcing and due diligence to contract negotiation and deal closing.

Work closely with legal, financial, and operational teams to ensure smooth transaction execution.

Address due diligence concerns and investment committee queries, ensuring risk mitigation and transaction feasibility.

Leading of the Management Committee (MC)

Lead the investment meetings at the MC level, before presenting and justifying investment decisions to the investment committee and the limited partners.

Real Estate Project Portfolio Management and Reporting

As the firm’s flagship project is a mega development, a new township, the candidate is required to work with the development arm in the creation of various real estate project portfolios to target the international institutional investors in phases.

Oversees and coordinates the reporting of the portfolio performance to stakeholders, preparing detailed reports and presentations on portfolio performance and investment strategy.

JOB REQUIREMENTS :

Degree in Finance, Business, Real Estate, or related fields.

10+ years of experience in real estate divestment, sales, and fundraising, preferably in large-scale township / city development projects.

Proven track record of structuring and closing large real estate transactions with institutional investors, real estate funds, and developers.

Strong market selection, investor targeting, and deal execution capabilities for real estate asset sales.

Experience leading divestment strategies for mixed-use developments, industrial parks, or large land portfolios.

Ability to independently execute pilot transactions, leading end-to-end deal origination, negotiation, and closing.

Strong financial modeling and transaction structuring skills, including understanding of real estate valuations, capital markets, and fundraising.

Extensive global and Southeast Asia real estate market exposure.
