The Project Manager - Luxury Villa Projects is responsible for overseeing the complete project lifecycle of high-end villas, from planning and procurement to execution, quality control, budgeting, and final handover. The role requires excellent coordination between architects, designers, engineers, vendors, and contractors to ensure the project is delivered to luxury standards, within timelines, and as per client expectations. A strong focus on detail, technical expertise, and seamless project orchestration is critical.
Project Planning & Coordination
- Understand complete project briefs, drawings, BOQs, and specifications
- Coordinate with architects, interior designers, MEP engineers, structural teams, landscape and lighting consultants
- Develop master project timelines including all milestones
- Prepare weekly and monthly work programs for contractors and subcontractors
Site Visits & Site Management
- Conduct daily or alternate-day site inspections to monitor progress and quality
- Maintain site reports with observations, photos, delays, and safety notes
- Ensure execution follows approved drawings and specifications
- Identify design discrepancies or site issues and resolve them promptly
- Review and approve site mock‑ups
Vendor & Contractor Management / Procurement
- Source, evaluate, and finalize vendors for civil, MEP, joinery, marble, lighting, automation, landscaping, and more
- Obtain multiple quotations and prepare comparison sheets
- Negotiate pricing, scope, timelines, and payment terms
- Oversee procurement of all materials (flooring, sanitaryware, lighting, doors/windows, wardrobes, kitchens, FF&E, etc.)
- Monitor production lead times, deliveries, and installation schedules
Timeline & Progress Management
- Conduct weekly site progress meetings
- Identify delays and enforce recovery plans
- Update master schedule and communicate slippages
- Ensure sequencing is correct (e.g., MEP before false ceiling, waterproofing before tiling)
Quality Control & Testing
- Inspect workmanship across all stages: civil, MEP, fit‑out, finishes
- Ensure materials match approved samples and submittals
- Enforce rectification of defective work
- Conduct and document waterproofing tests, HVAC testing, electrical/plumbing tests, etc.
Financial Management
- Review and verify contractor bills
- Maintain project budget (approved vs spent)
- Forecast upcoming payments and control cost overruns
- Evaluate variation claims
Documentation, Reporting & Approvals
- Prepare weekly project reports with progress, issues, risks, and action points
- Maintain RFIs, site instructions, submittals, method statements, snag lists, and meeting minutes
- Coordinate with authorities (Dubai Municipality, Trakhees, DEWA, Civil Defense, DSOA, DCCA as required)
- Manage inspections, NOC submissions, and regulatory compliance
Handover & Completion
- Prepare snag lists and supervise rectification
- Ensure all MEP systems are tested and commissioned
- Collect warranties, manuals, O&M documents, and datasheets
- Conduct final walkthrough with client and designer
- Deliver a clean and on‑time handover
Requirements
Educational Qualifications
- Bachelor’s degree in civil Engineering.
Experience & Skills
- 8–12 years’ experience managing luxury villa or high‑end residential projects
- Strong technical understanding of civil works, MEP systems, interior fit‑outs, and luxury materials
- Experience coordinating multiple consultants and contractors
- Strong budget management and negotiation skills
- Excellent communication, reporting, and planning abilities
- Additional training in Project Management, MEP coordination, or luxury interiors (Preferred).
