· Drive effective lease marketing efforts, to achieve the desired tenancy mix for The Fullerton Heritage development. This includes actively developing relevant networks, engaging with desired leasing prospects from local & overseas markets, working with real estate consultants, amongst others.
· Drive and oversee all lease negotiations to achieve desired rental revenue targets. This applies to both new leases and lease renewal cases.
· Manage and execute all tenants' legal documentation and internal submissions.
· Oversee the submission of monthly leasing and occupancy reports, and ensure alignment with company’s leasing policies & procedures.
· Plan annual rental revenue projections for the annual budget process.
· Establish strong tenant and industry relationships, with thorough understanding of demographics, traffic patterns and trends.
· Undertake regular market and competitor analysis to ensure up-to-date knowledge of competing properties and rental rates.
· Work closely with the Property Management team on tenant requirements, handovers, fitting-out procedures.
· Work with the Project Development team where necessary for new projects with leasing possibilities.
· Responsible for Leasing team’s performance and targets.
· Provide functional expertise, strategic direction and operational implementation for marketing activities required to maximize the profile, exposure, and awareness of the properties. This includes engaging in joint marketing and promotional initiatives with tenants.
· Oversee the creation of the image and brand identity of the precinct and its component parts in relation to the delivery of suitable marketing materials required to promote the properties.
· Work closely with the Fullerton Heritage events team on selected key events and marketing initiatives.
Requirements:
· Degree in any discipline / Diploma; with a minimum of 5 years of experience in a managerial appointment and comprehensive experience in commercial real estate or a related field, or equivalent combination of education and experience, sufficient to perform the essential functions of the job.
