Job description
ROLE

The Senior Project Planner leads the planning strategy, regulatory alignment, development parameters, and feasibility direction for complex master planning and urban development projects. The role combines strategic regional planning, policy interpretation, land economics, and detailed site-level planning, bridging high-level vision with implementable frameworks.

This position requires strong analytical thinking and mastery of both 2D and 3D planning, including land-use logic, zoning, density and yield analysis, development controls, planning control plans, and feasibility testing. The Senior Project Planner also plays a central role in project governance—managing scopes, schedules, budgets, contractual obligations, and delivery outcomes.

Operating across diverse geographies and regulatory environments, the Senior Project Planner translates regional strategies into actionable master plans, oversees multidisciplinary coordination, engages authorities and stakeholders, prepares planning guidelines and regulatory documentation, and ensures all work aligns with WATG’s quality and sustainability standards.

The role supports business development, shapes planning-focused proposals, and mentors team members in planning methodology and analytical workflows.
This position reports to the Studio Director or Managing Principal.

RESPONSIBILITIES
  1. Develop high-level regional strategies, zoning, land-use frameworks, and policy-aligned planning concepts, translating them into implementable master plans.
  2. Manage 2D and 3D planning studies, including land-use distribution, zoning layouts, massing envelopes, yield analysis, and development parameters.
  3. Prepare planning control plans, development control guidelines, and regulatory frameworks that define land use, density, building form, heights, setbacks, and public realm requirements.
  4. Lead planning feasibility studies, evaluating land economics, capacity, infrastructure needs, and regulatory considerations.
  5. Serve as the primary planning advisor and client interface, guiding planning direction, approvals strategy, and alignment with stakeholder and community objectives.
  6. Oversee project governance—including fee proposals, scopes, schedules, budgets, contractual deliverables, risk identification, and mitigation.
  7. Lead multidisciplinary coordination with internal studios (Advisory, Architecture, Landscape) and external consultants (local planners, engineers, economists, authorities).
  8. Conduct research, spatial analysis, environmental assessments, and infrastructure integration studies to support informed decision-making.
  9. Prepare and review planning deliverables, including reports, technical memoranda, planning guidelines, policy summaries, and statutory submissions.
  10. Lead planning presentations, workshops, and engagement sessions with clarity, accuracy, and technical authority.

  4. Manage complex planning workflows with accuracy, structure, and attention to detail.
  5. Collaborate seamlessly with internal studios—including Advisory, Architecture, and Landscape—to deliver integrated, multi-disciplinary solutions.
  6. Build trust with clients through reliable, evidence-based planning analysis and strategic guidance.
  7. Remain calm, rational, and solution-oriented when navigating regulatory challenges, deadlines, or complex approval processes.
  8. Balance policy alignment, development economics, design integration, and sustainability objectives.
  9. Represent the studio professionally in workshops, stakeholder meetings, and authority consultations.
  10. Mentor team members in planning methods, analytical tools, and the preparation of planning control documentation.
REQUIREMENTS / QUALIFICATIONS
  1. Bachelor’s degree in Urban Planning, Urban Design, or a related field; Master’s degree preferred.
  2. 15+ years of experience in planning or master planning, with strong understanding of planning policy, codes, and regulatory frameworks.
  3. Expertise in 2D and 3D planning, including land-use plans, zoning layouts, density and yield analysis, massing envelopes, and planning control plans.
  4. Proven ability to develop planning guidelines, regulatory frameworks, development controls, and statutory documentation.
  5. Demonstrated leadership in managing clients, multidisciplinary teams, consultants, authorities, scopes, budgets, and schedules.
  6. Proficiency in core planning tools (AutoCAD, MS Office, Adobe Creative Suite, SketchUp); familiarity with GIS or planning analysis tools preferred.
  7. Strong analytical skills and ability to synthesize data into clear planning recommendations.
  8. Excellent written and verbal communication skills for planning reports, stakeholder presentations, and client communication.
  9. Effective project management skills with experience delivering planning work on time and within budget.
  10. Commitment to sustainable, resilient, and context-responsive planning; willingness to travel for workshops, consultations, and site visits.
