The Quantity Surveyor will be responsible for all cost and contractual aspects of Civil/Structural/Architectural or Mechanical/Electrical works within construction projects. The role involves close coordination with design, procurement, and site teams to ensure cost control, accurate measurement, and commercial compliance throughout the project lifecycle.
Key Responsibilities
Commercial & Contract Management
- Prepare, manage, and monitor cost budgets and forecasts throughout the project lifecycle.
- Administer main contract and subcontract terms, ensuring full compliance with project conditions.
- Evaluate variation orders, claims, and change requests, ensuring proper documentation and approval.
- Assess and certify subcontractor progress claims and prepare main contract payment applications.
- Manage final accounts for both client and subcontractors, ensuring timely settlement.
Procurement & Cost Control
- Conduct detailed quantity take-offs, prepare Bills of Quantities (BoQ), and issue subcontractor/supplier enquiries.
- Evaluate subcontractor quotations, negotiate pricing, and prepare recommendations for award.
- Track procurement status, delivery schedules, and cost impacts in coordination with the planning and engineering teams.
- Support in value engineering initiatives to optimize cost without compromising quality or technical compliance.
Technical & Site Coordination
- Work closely with engineers, planners, and site managers to validate actual progress, material usage, and variations.
- Verify as-built quantities and ensure that commercial records match technical deliverables.
- Support change management through detailed cost analysis and documentation of design or scope changes.
- Attend commercial and coordination meetings with clients, consultants, and subcontractors.
Reporting & Documentation
- Maintain cost reports, cash flow projections, and commercial risk registers.
- Prepare and update monthly commercial reports for management review.
- Ensure accurate and timely maintenance of contractual correspondence and documentation.
- Assist in audit preparation, ensuring transparency and compliance with company procedures.
Qualifications and Experience
- Minimum Diploma in Quantity Surveying, Civil Engineering, Architecture, Mechanical Engineering, Electrical Engineering, Construction Management, or equivalent.
- Minimum 3 years of experience in cost management within construction projects.
- Knowledge of building elements across a project's lifecycle.
- Strong in MS Office, especially Excel.
- Familiarity with contracts and procurement forms.
- Excellent analytical, negotiation, and communication skills.
- Detail-oriented with ability to manage multiple project interfaces.
- Understanding of local construction regulations, codes, and pricing norms.
