Job Description & Requirements
Key Responsibilities:
- Asset and Building Maintenance
- Plan and oversee maintenance of M&E systems (e.g. HVAC, lifts, lighting, plumbing).
- Schedule preventive and corrective maintenance.
- Conduct inspections of systems and infrastructure.
- Contractor & Vendor Management
- Engage and supervise subcontractors for maintenance tasks.
- Review and approve work orders, maintenance reports.
- Budget & Cost Control
- Prepare budgets for maintenance and repair works.
- Monitor utility usage and cost‑saving opportunities.
- Documentation & Reporting
- Maintain maintenance logs, service contracts, and equipment manuals.
- Prepare monthly reports on building performance and issues.
- Occupant Management
- Address tenant or occupant complaints about facility issues.
- Manage access, cleanliness, and facility usage policies.
Supervisor Roles & Responsibilities:
During construction, supervisors play a more hands‑on role in managing site execution, safety, and coordination.
Key Responsibilities:
- Site Operations Oversight
- Monitor daily work progress on‑site.
- Coordinate various trades (e.g. plastering, electrical, plumbing).
- Duty time 9:00 am to 9:00 pm
- Workforce Management
- Allocate manpower based on daily targets.
- Supervise workers and ensure proper work practices.
- Safety Enforcement
- Conduct daily safety checks.
- Ensure workers follow WSH Act and wear PPE.
- Lead toolbox talks and risk assessments.
- Quality Control
- Ensure workmanship complies with BCA/QS standards.
- Conduct joint inspections with consultants or RE/RTO.
- Material & Equipment Management
- Monitor delivery and usage of materials.
- Prevent material wastage and equipment damage.
- Reporting
- Submit daily site reports to Project Engineer or Site Manager.
- Record delays, incidents, or issues for resolution.
Qualifications:
- Candidate must have a M&E Course or Masters qualification.
