CRESA Financial Analyst
Contract Duration: 6 months (renewable based on performance)
Location: Changi Business Park
Salary Budget: Open. $5K to $10K
Working Hours: 8.30am to 6.00pm
Years of Experience Required: ~5 years
Mandatory as per MOM guidelines.
Responsibilities
- Prepare monthly rental payments to landlords and provide analytic insights to anomalies and variances.
- Collaborate with Portfolio Planning team to derive accurate and timely NOC cost to allocate to Business and Support units in DBS.
- Responsible for deriving the NOC rates for Office and Retail branches, inclusive of coordinating Portfolio Planning and CBRE teams during budget cycle.
- Assist in investigating queries and issues relating to NOC and Rental payments.
- Participate actively in the re-design of NOC process, clearly defining the Occupancy chargeback methodology.
Rental Payment (MUST HAVE)
- Provide MIS support to generate rental payments to facilitate Group Finance team to disburse payments to all landlords of DBS Bank portfolio.
- Ensure that the direct interface from CoStar to PSAP reconciles with the records.
- Perform variance analysis on rental payments to identify any anomalies or lapses.
Notional Occupancy Charges (NOC) (MUST HAVE)
- Coordinate monthly update and retrieval of occupancy data in Plan-On system.
- Provide MIS support to analyse NOC data for anomalies and coordinate with Group Finance team to upload charges to BUSU.
- Responsible for responding to queries from BUSU relating to NOC charges.
NOC Rates Computation
- Drive and initiate budget discussions with Portfolio Planning team.
- Coordinate Space Projection planning and ensure it is duly completed, stipulating the cut-over period.
- Collaborate within CRESA Finance team to derive budget NOC rates, providing insightful analysis on year-on-year movements.
Process Improvement
- Review the NOC process to identify area of improvements and streamlining opportunities.
- Establish a NOC chargeback methodology and documentation.
Project support
- Be the team representative for Group wide deployment of CoStar (Lease Management System) Rent Payment interface & PlanOn Space Management tool.
- Support Group Finance in the development of a CoStar change report to support monthly IFRS16 reporting.
