Overview
Senior Director Hotel Portfolio Ops & Asset Mgmt (APAC): Oversee performance, AEIs, acquisitions & brand rollout. 10-15yrs exp, English+Chinese.

- 10-15 yrs senior exp in hotel ops/asset mgmt with proven deal-closing
- Fluent English + Mandarin; strategic negotiator, regionally mobile, lead team
Lead the strategic oversight and performance optimisation of a growing pan-Asia hotel portfolio, driving operational excellence, asset value growth, and regional expansion.
Key Responsibilities
- Oversee day-to-day and long-term operating performance of hotels across the APAC portfolio (P&L, OPEX, CAPEX monitoring and intervention)
- Publish monthly KPI dashboards, revenue-management insights, and macro-economic/supply-demand intelligence to steer portfolio strategy
- Drive asset-enhancement initiatives (AEIs) and renovation projects in collaboration with project, marketing, and property teams to maximise IRR and asset value
- Identify, evaluate, and execute new acquisition opportunities and expansion projects (market studies, site inspections, financial modelling, due diligence)
- Structure and negotiate management agreements, franchise agreements, JVs, and acquisitions with landowners, funds, PE partners, and global hotel operators
- Conceptualise and roll out in-house hospitality brands, managing design consultants, budgets, schedules, and brand-standard implementation
- Present investment cases and performance reviews to senior management and the investment committee
- Maintain strong relationships with hotel operators, valuers, government bodies, financiers, legal counsel, architects, QS, and MEP consultants
- Lead, mentor, and develop a high-performing regional team
Requirements
- Bachelor’s degree in Hospitality, Real Estate, Business, or related field
- 10–15 years of leadership experience in hotel operations, asset management, or business development with a proven track record of closed deals and performance turnarounds
- Deep knowledge of APAC and key international hotel markets, valuation methodologies, and regulatory environments
- Strong strategic communicator with advanced negotiation, analytical, and commercial skills
- Highly organised, data-driven, and adept at influencing senior stakeholders in a matrix organisation
- Positive, adaptable, and willing to travel extensively across the region
- Fluent in English (spoken & written); fluency in Mandarin Chinese is required
