Real Estate

Real Estate – The Real Estate (RE) arm of GIC invests in real estate and real‑estate‑related assets outside Singapore and has one of the largest and broadest real‑estate portfolios among all institutions. Its assets cover over 40 countries and span multiple property sectors, including traditional office, retail, residential, industrial, and hospitality, as well as newer economy sectors such as data centres, life sciences, and healthcare properties. GIC invests across the real‑estate capital structure in equity, senior and junior debt. Through active asset management, it further generates income and enhances the market value of its assets through tenant management, market positioning, leasing, and capital improvements.

Asia Strategic Investments Group (ASIG)

You will join ASIG, which has a pan‑Asia real‑estate investment mandate based in Singapore. The team invests across the capital stack via a broad range of products and structures, including equity, credit, funds & co‑investments, secondaries, special situations, structured investments, platforms and corporate‑style investments. You may also manage direct investment portfolios across South East Asia markets. This role will predominantly focus on scaling the real‑estate secondaries program within GIC RE.

What will you do in this role?
  • Screen and evaluate deals, including performing market research, financial analysis and cash‑flow modelling, investment feasibility, and making recommendations to senior team members.
  • Independently develop and maintain financial models for deals.
  • Assist in managing the deal through the entire process, from preparing internal approval papers, to due diligence, negotiation, structuring, documentation and closing.
  • Actively monitor and help drive ongoing performance of the assets, through regular review against budgets and benchmarks.
  • Assist in formulating, researching and preparing papers/presentation decks for new investment ideas and themes.
  • Assist senior team members in business development and relationship building.
  • Engage with real‑estate managers, company management teams, counterparties and intermediaries during due diligence and ongoing monitoring.
  • Coordinate with other GIC teams to evaluate and execute secondaries investment opportunities.
What qualifications, skills and traits should you possess in this role?
  • Good academic qualifications with 2 to 4 years of relevant experience in banking, investment, asset management or private equity and/or real‑estate secondaries.
  • Excellent analytical and financial modelling skills.
  • Strong written and verbal communication skills.
  • Demonstrated maturity and professional presence, good interpersonal skills and ability to work collaboratively in a team setting.
  • Creativity and ability to think out‑of‑the‑box in unpacking complex situations.
  • Ability to effectively multi‑task across a wide range of projects and deliverables, and drive work streams independently.
  • Strong critical thinking and business acumen, intellectual curiosity balanced with a practical mindset, solution‑oriented approach, and a good sense of urgency.
