Overview

We are recruiting for an established commercial (office and retail) REIT with a market capitalisation of about USD15billion. With their portfolio spanning Singapore and other international markets, they are looking to grow from strength to strength with a strong emphasis on the local scene.

Responsibilities

You will be responsible for various functions such as (1) Budgeting, Financial & Asset Performance Analysis, (2) Market Research and Analysis (3) Asset Management Support and (4) New Initiatives and Special Projects.

In this role, you will assist in developing and maintaining financial and asset models to evaluate and report on the performance of both retail and commercial assets, at the property and portfolio level. You will support the preparation of performance dashboards and management reports to provide insights and track key metrics. Lastly, you will be supporting the preparation and consolidation of annual budgets, reforecasts, and financial projections across the retail and commercial portfolios.

You will conduct research and compile analysis on retail and commercial market trends, tenant behaviour, catchment demographics, and competitive landscapes, prepare market intelligence reports to support leasing, positioning, and investment decisions. You will contribute to asset management strategies for both retail and commercial properties, including performance benchmarking, positioning, tenant / trade mix (for retail), and space utilisation (for commercial). This will include assisting in the planning and execution of asset enhancement initiatives tailored to the specific needs of each asset class.

You will also be involved in contributing to new initiatives and special projects such as leasing, marketing, digitalisation, sustainability, and operational excellence projects. You will provide coordination and analytical support for cross‑functional or ad‑hoc projects.

Requirements

You are degree qualified in Business, Real Estate, Finance, or a related field, with strong quantitative skills and come with about 2 years of experience.

You are highly numerate with sharp analytical, research and problem‑solving skills and strong attention to detail.

You are self‑driven and able to work within tight deadlines.

  • Oversee and drive key performance indicators across leasing, occupancy, rental reversion, tenant retention, and capital value enhancement.
  • Spearhead strategic planning and execution of asset enhancement initiatives, repositioning projects, and capital improvement programmes, in alignment with market trends and asset lifecycle goals.
  • Collaborate with leasing, legal, and operations teams, to maintain optimal tenant mix and commercial performance.
  • Be part of a functional team that drives leasing, marketing, digital transformation, sustainability, and operational excellence, ensuring alignment with corporate objectives and ESG standards.
  • Provide strategic oversight on financial budgeting, forecasting, and performance reporting, with accountability for income growth, cost efficiency, and capital expenditure outcomes.
  • Guide market research and competitive analysis to proactively identify emerging risks and opportunities, informing portfolio strategy and investment decision‑making.
  • Establish strong stakeholder relationships, including joint venture partners, investors, major tenants, and regulatory bodies, to support asset and portfolio goals.
  • Present strategic recommendations, business cases, and performance updates to senior management.
  • Champion continuous improvement by identifying process enhancements, technology integration opportunities, and best practices in asset management.
Job Requirements
  • Bachelor's degree in Real Estate, Finance, Business, or related field.
  • Minimum 5 years of experience in asset management, with a strong track record in managing retail and commercial real estate in Singapore.
  • Strong financial and analytical skills, with experience in budgeting, forecasting, and investment evaluation.
  • Excellent stakeholder management, negotiation, and presentation skills.
  • Familiarity with Singapore real‑estate regulations, ESG standards, and market trends.
