Job summary

Client of Aroma City Group seeks a General Manager for a large mall in Jeddah. The role leads P&L, budgets, and NOI while coordinating hundreds of tenants and overseeing all mall operations, facilities, safety and security, and guest services.

The GM will drive footfall, marketing activation, and community events, ensuring high occupancy, timely rent collection, and top customer experiences in compliance with local regulations.

Qualifications

• Bachelor’s degree required; 15+ years in retail/property management or mall operations.
• Proven leadership of large-scale shopping malls with hundreds of units.
• Fluent in Arabic and English (spoken and written).

Responsibilities

• Oversee P&L, develop budgets, optimize expenditures and maximize NOI.
• Lead tenant relationships and lease management across hundreds of tenants.
• Manage operations, facilities, safety, and security to ensure smooth daily operations.
• Shape footfall and marketing strategies to boost mall performance and brand.
• Deliver five-star guest experience and ensure regulatory compliance.
• Direct and mentor cross-functional managers and on-site contractors.

Key Core Tasks

• P amp L Strategic Financial Leadership
• Oversee the mall s entire profit and loss P amp L develop annual budgets optimize operational expenditures and maximize Net Operating Income NOI
• Tenant Relationship amp Lease Management
• Serve as the executive liaison for hundreds of retail F amp B and anchor tenants ensuring high lease compliance timely rent collection and optimal occupancy rates
• Operations amp Facility Governance
• Supervise mall facilities MEP infrastructure housekeeping crowd management and health safety and security HSE standards to ensure seamless day-to-day operations
• Footfall amp Marketing Strategy
• Collaborate with marketing teams to devise footfall-driving activations seasonal campaigns and community events that elevate the mall s brand positioning and retail sales
• Customer Experience amp Quality Assurance
• Maintain five-star visitor service standards across all public zones amenities and parking structures to deliver an exceptional guest journey
• Regulatory Compliance amp Authority Liaison
• Ensure full alignment with Saudi governmental authorities Baladiyah Civil Defense and local commercial guidelines

• Direct mentor and evaluate cross-functional departmental managers and on-site contractors to sustain peak operational efficiency

Key Requirements & Qualifications

• Education: Bachelor s degree in Business Administration, Real Estate, Marketing, Engineering, or a relevant discipline.
• Experience: Minimum 15 years of progressive retail/property management experience, including proven leadership in running large-scale shopping malls housing hundreds of retail and F&B units.
• Languages: Full professional proficiency in both Arabic and English (spoken and written).
