POSITION SUMMARY

The Business Development Manager (BDM) plays a pivotal role in evaluating and securing new real estate development opportunities that align with the company’s strategic growth plans. The role encompasses land opportunity evaluation, preparing proposals and submission to potential partners. The BDM works cross-functionally with internal teams — including Development, Finance, Design, Legal, Contracts and Sales & Leasing — to ensure commercial, technical, and strategic alignment in the proposals.

PRIMARY DUTIES & RESPONSIBILITIES
  1. Conduct comprehensive market research to evaluate the land against development zones, urban growth corridors, and upcoming investment opportunities.
  2. Monitor competitor activities, infrastructure developments, and policy or zoning changes that affect land and project feasibility.
  3. Build and maintain a pipeline database of potential opportunities, monitor progress of proposal preparation, ensure on-time submissions to EOIs, RFPs, clarifications, etc.
  4. Assess opportunities for land parcels, redevelopment, or PPP (Public-Private Partnership) projects.
  5. Participate in the end-to-end bid process, including interpretation of RFPs, evaluation, go-no go decision and negotiation.
  6. Lead in preparation and submission of proposals and submissions in coordination with internal and external stakeholders in a timely manner; with Finance, Legal, Design, and Planning teams to prepare comprehensive bid documents, technical submissions, and financial offers.
  7. Track tender results, evaluate outcomes, and refine bidding strategies for future opportunities.
  8. Evaluate, and pursue direct acquisition or joint development opportunities.
  9. Participate in negotiations with landowners, brokers, and public authorities to secure favorable terms.
  10. Coordinate due diligence (legal, technical, financial) and assist in transaction closure.
  11. Support deal structuring and documentation for partnerships, JVs, or land purchase agreements.
  12. Collaborate with internal and external master planners, architects, and consultants to develop high-level master plans for large-scale or mixed-use developments.
  13. Provide market and business input into the planning process — including land-use allocation, product mix, and density optimization.
  14. Evaluate the commercial viability of master plans in alignment with company objectives and market demand.
  15. Ensure integration of sustainable design principles and regulatory compliance.
  16. Manage financial model preparation with financial analysts.
  17. Prepare investment memoranda and project proposals for management and board approvals.
  18. Recommend optimal product mix, pricing strategies, and phasing plans.
  19. Build and sustain strong relationships with potential partners in business development.
  20. Participate in industry events, exhibitions, and stakeholder meetings.
  21. Maintain a network of brokers and intermediaries to source off-market opportunities.
  22. Support the formulation of annual business development targets and growth strategies.
  23. Prepare regular progress reports on the opportunity pipeline, bids, and acquisition status.
  24. Monitor and provide insights into market trends, risks, and policy shifts to guide management decisions.
EXPERIENCE AND QUALIFICATIONS
  • Bachelor’s degree in real estate, Urban Planning, Civil Engineering, or Architecture.
  • Master’s degree in urban design or Planning Advantageous.
  • 7–10 years of experience in architectural design, urban design master planning and procurement. In Real Estate Development companies or Consultancies.
  • Experience in bidding from developer side, advantageous.
  • Strong knowledge of urban development regulations, zoning codes, and real estate financial modeling.
  • Excellent negotiation, communication, and presentation skills. Proficiency in MS Office, Excel-based financial models; exposure to GIS, AutoCAD, or master planning tools is advantageous.
