Void Supervisor – Social Housing
£43,000 - £45,000 per annum

Position Overview
An exciting opportunity has arisen for an experienced Voids Supervisor to oversee the delivery of void property refurbishments across established Housing Association and Local Authority contracts. This is a hands‑on role where you will manage and coordinate approved subcontractor teams (multi‑trade), ensuring void properties are returned to lettable standard safely, on time and within budget. You'll be responsible for performance against KPIs, compliance requirements, quality standards and excellent customer/client outcomes.
A full UK driving licence is essential – a company vehicle and fuel are provided.
Key Responsibilities
Voids Delivery & Quality Control
- Oversee void refurb works from key collection / pre‑void inspection through to ready‑to‑let handover.
- Conduct pre‑inspections and review scopes of work with surveyors/contract admins.
- Carry out WIP inspections, quality checks and final snagging to ensure works meet specification.
- Ensure void properties are completed to agreed lettable standards, on time and right‑first‑time.
- Identify follow‑on works early and support effective resolution to avoid delays.
Subcontractor & Supply Chain Management
- Manage multiple approved subcontractors across trades (carpentry, plumbing, plastering, decorating, flooring, tiling, etc.).
- Allocate work packages, manage priorities and ensure attendance/production aligns with programme.
- Challenge poor performance, drive improvement and escalates persistent issues where required.
- Coordinate material requirements with stores/suppliers to avoid downtime and support programme delivery.
Contract Performance (KPIs / SLAs / Costs)
- Deliver voids performance against KPIs, turnaround targets and contractual SLA requirements.
- Support cost control by monitoring variations, reducing abortive visits and minimising rework/defects.
- Assist with reporting on progress, completions, defects and recurring issues to support continuous improvement.
- Ensure works align with agreed SORs, budgets and timeframes.
Compliance, Systems & Communication
- Ensure all operatives/subcontractors comply with H&S legislation, RAMS, COSHH and site safety rules.
- Deliver/record toolbox talks, site briefings and ensure safe working practices at all times.
- Maintain accurate job status updates using PDA/job management systems including photos and notes.
- Liaise professionally with residents (where required), client representatives, housing officers and internal teams.
- Support effective handback documentation where required (e.g., photos, checklists, compliance pack inputs).
What We're Looking For:
Essential
- Proven experience in a Voids Supervisor / Voids Works Supervisor role within social housing.
- Strong understanding of void refurb processes (inspection → scope → works → snag → handover).
- Experience overseeing subcontractors and driving performance, quality and programme.
- Good knowledge of property repairs/refurb and multi‑trade sequencing.
- Confident with KPI/SLA delivery and structured reporting.
- Strong H&S awareness including RAMS/COSHH, safe systems of work.
- Full UK Driving Licence.
Desirable
- Experience working on Housing Association/Local Authority void contracts.
- Knowledge of SOR-based repairs/refurb frameworks.
- Familiarity with PDA/job management systems.
- Trade background (carpentry/plumbing/plastering) or strong technical understanding of void works.
- SSSTS / SMSTS / IOSH (beneficial but not essential).
