There is an exciting opportunity to join Bellway, one of the UKs largest house builders. Our Thames Valley Division, located in Reading is looking to recruit a Senior Technical Coordinator to join the Divisions Technical department.
The role of Senior Technical Coordinator is to provide technical management and design coordination on our new developments and provide support on our Legacy sites.The Legacy site support is mainly on sites where there are remedial works or investigations required based on the post Grenfell changing landscape around fire regulations. The Senior Technical Coordinator is responsible for the preparation, delivery and co-ordination of production information on allocated projects, to support the land / estimating / surveying / buying / construction and sales functions of the business.
The role of Senior Technical Coordinator reports to the Senior Technical Manager and Technical Director.
Principle accountabilities of the role include :
Commission and prepare due diligence / technical reports.
Research and advise abnormal site conditions that may impact design or development costs.
Carry out technical review of schemes prior to planning applications being submitted to local authority and advise suitability of proposed designs.
Advise where layouts could best be optimised to improve net to gross development areas or add increased revenue from individual plots.
Provide architectural advice on design layouts and appearance of proposed new developments
Pre-selection of external materials
Commission investigative site surveys and reports
Pre-selection, appointment, and management of consultant design team.
Negotiation of consultant fee proposals and monitoring of fee expenditure against allocated budgets.
Co-ordination of payments to external consultants
Attend design team meetings
Set outline design programmes and monitor consultant performance
Lead the optimisation process to enable early sign off of floor plans
Advise and co-ordinate requirements for sustainability, environmental, ecological and eco-homes constraints.
Clear building control, site engineering and warranty conditions with NHBC
Liaise with statutory utility providers.
Clear outstanding planning conditions with local authority.
Liaison with and co-ordination of specialist sub-contractors.
Attend site progress and co-ordination meetings.
Plot conveyancing plans as required by land registry
Computer Generated Images
Basic sales plans and area schedules
Legacy Sites
Review Bellway archives and provide project information to the Fire Teams specialists (e.g. Fire Engineers, Solicitors, EWS1 surveyors)
Coordinate investigations of legacy buildings by specialist surveyors
Coordinate and manage the technical aspects of sites where remedial works are required
Experience of working as a Technical Coordinator with a high-volume house builder.
Demonstrates a fundamental understanding of the development business and the necessity to balance the varying needs of different internal departments.
Up to date knowledge of CDM regulations.
Current CSCS card or equivalent
Strong communication and listening skills
Highly motivated to deliver quality developments
Ability to work on own as well as part of a team
IT literate and the ability to adapt to new systems

Office based role, with travel within the Divisional area.
Ability to travel to development sites as and when required.
