Key Responsibilities

• Proactively manage the day‑to‑day operations of a commercial property portfolio.
• Conduct regular property inspections and ensure accurate lease data is maintained.
• Identify asset management opportunities and support strategic initiatives.
• Plan ahead for key lease events including reviews, expiries, and break clauses.
• Build strong relationships with tenants and respond to queries efficiently.
• Manage dilapidations, licences to alter, assignments, and related matters.
• Prepare and reconcile service charge budgets in line with RICS guidelines.
• Monitor service charge expenditure and work closely with facilities teams.
• Liaise with finance to ensure timely rent collection and debt management.
• Ensure buildings are well maintained and compliant with health and safety requirements.
• Support insurance matters, claims, and risk management processes.
• Oversee refurbishments, minor works, and tenant handovers.
• Collaborate with asset management and development teams on new build handovers.

Person Requirements

• Minimum 3 years' experience in commercial property management.
• Strong understanding of landlord and tenant legislation.
• Experience preparing and managing service charge budgets (essential).
• MRICS qualification is desirable but not essential.
• Excellent communication skills, both written and verbal.
• Strong IT skills including Microsoft Outlook and Excel; experience with Qube is advantageous.
• Highly organised with strong attention to detail.
• Full UK Driving Licence (required).
