Senior Project Manager - Design & Build (Commercial Fit Out)

Are you an experienced Senior Project Manager with a track record of delivering high‑quality CAT A & CAT B office fit‑out projects? Are you looking to join a leading Design & Build contractor with a strong pipeline and the autonomy to lead major schemes from concept to completion? If so, this opportunity offers long‑term stability, a respected brand, and the chance to play a pivotal role within a high‑performing regional team.

The Role

As a Senior Project Manager, you will take full responsibility for the planning, management, and successful delivery of multiple commercial workplace projects. You will operate as the lead figure across pre‑construction, design coordination, site delivery, financial control, client liaison and post‑completion governance. This is a senior‑level position requiring a confident leader with exceptional communication skills, technical expertise, and a proven ability to run complex fit‑out projects from £1m-£10m+.

Key Responsibilities
Project Leadership
  • Lead multiple simultaneous projects at different stages of pre‑construction and delivery
  • Build strong relationships with clients, consultants, landlords and internal teams
  • Ensure projects complete on time, within budget, and to the highest quality standards
  • Oversee site managers, construction teams and subcontractor performance
  • Ensure snag‑free delivery and outstanding client satisfaction
Pre‑Construction
  • Manage surveys, design coordination, landlord requirements and technical approvals
  • Lead tendering, budgeting, cost planning and programme development
  • Compile pre‑contract documents including programmes, cost plans and project strategies
Health & Safety
  • Uphold perfect site‑set up and ensure 100% compliance with H&S requirements
  • Collaborate with internal H&S teams to maintain a safe and well‑controlled environment
Commercial Management
  • Lead procurement and negotiation of trade packages
  • Manage project P&L, valuations, cashflow and cost reporting
  • Prepare and agree variations and final accounts
  • Improve gross profit margins across your project portfolio
Client & Contractual Governance
  • Chair subcontractor and client meetings with full documentation
  • Manage contractual obligations including JCT forms
  • Coordinate O&M documentation and certification
  • Manage defects and deliver strong end‑of‑liability period performance
Required Experience & Skills
  • Demonstrable experience as a Project Manager or Senior Project Manager delivering commercial fit‑out (CAT A/B)
  • Strong leadership skills with the ability to manage full lifecycle D&B delivery
  • Excellent commercial acumen and understanding of JCT contracts
  • Ability to work under pressure while managing tight deadlines
  • Strong communication, problem solving and organisational skills
  • Proficient in MS Project, Excel, Word, AutoCAD/Revit/BIM 360 is beneficial
  • Relevant construction degree or equivalent professional qualification
