Job Overview

A specialist construction contractor is seeking an experienced Quantity Surveyor with strong technical façade and architectural aluminium systems expertise. This role focuses on projects where commercial control and financial outcomes are driven by complex technical design, system interfaces, and engineering decisions.

The successful candidate will work closely with design engineers, architects, manufacturing, and site teams to ensure that technical choices are reflected accurately in contracts, costs, and risk assessments. The role encompasses all commercial functions but places a high premium on technical knowledge, constructability insight, and system-level coordination.

Reporting to a senior project delivery lead, the role will influence design decisions, risk mitigation, and margin protection, while guiding the Commercial Assistant in technically informed commercial practice.

Key Responsibilities
Technical & Commercial Management
  • Lead commercial management from contract award through to final account, with direct focus on technically complex façade systems and architectural aluminium solutions.
  • Interpret and analyse system drawings, BIM models, and specifications to evaluate their commercial and cost impact.
  • Manage contracts and variations arising from technical design changes, system substitutions, or engineering challenges.
  • Assess buildability, installation methods, and interface coordination between façade, structural, and MEP systems to inform risk and cost decisions.
  • Prepare and administer technically informed contract documentation including valuations, change orders, final accounts, and correspondence with subcontractors.
  • Support project teams in decision‑making where technical design, alternative systems, or engineering risks influence commercial outcomes.
  • Maintain comprehensive technical‑commercial records, including system scope registers, design freeze documentation, and variation logs.
Technical Cost Control & Financial Oversight
  • Monitor and report on project financial performance with system‑level granularity, linking costs to technical scope, fabrication, and installation stages.
  • Lead assessment, valuation, and negotiation of variations arising from technical design evolution, engineering challenges, and construction constraints.
  • Support budgeting and cost planning during design, manufacture, procurement, and installation phases, incorporating system‑level cost drivers, material selections, and performance specifications.
  • Ensure accurate cost capture, forecasting, and margin protection for technically complex systems.
  • Manage cashflow through technically substantiated applications for payment and effective debt recovery.
Design & Engineering Coordination
  • Act as the technical‑commercial interface between project teams, design engineers, and manufacturing.
  • Provide input during design reviews, value engineering exercises, and constructability assessments to ensure commercial implications are understood.
  • Track design maturity, technical risks, and coordination issues to proactively manage cost, programme, and compliance impact.
  • Produce commercial reports that integrate financial status and technical progress for senior management.
Process Improvement & Technical Governance
  • Contribute to improvements in technical change control, design approval workflows, and system‑level risk management.
  • Ensure consistent application of technically informed commercial policies across projects.
  • Participate in post‑project reviews focusing on system performance, constructability lessons, and cost outcomes linked to technical decisions.
Team Leadership & Development
  • Manage and mentor a Commercial Assistant with emphasis on interpreting technical drawings, specifications, and system‑related cost impacts.
  • Review and approve valuations, reports, and correspondence with attention to technical accuracy and system integration.
  • Support knowledge sharing and professional development in technical‑commercial integration.
Business Growth & Technical Strategy
  • Provide input into tenders, pricing strategies, and risk assessments from a technical systems perspective.
  • Support supplier and subcontractor negotiations, evaluating technical capability, compliance, and performance risk.
  • Assist in reviewing supply chain performance with a focus on system delivery, technical quality, and cost efficiency.
