Property Inspector / Inventory Clerk
We are accepting applications from candidates who want to work either 5 or 4 full days per week, between 8:30am and 5:30pm. For those working 4 days a week, salary, bonuses and holiday entitlement are adjusted pro‑rata.
The successful candidate will spend much of each working day visiting properties to undertake various tasks, including producing condition inspections to ensure properties remain in good condition and preparing reports to evidence findings and dispatching them to the relevant landlord.
Responsibilities
- Via bespoke software on an iPad, compile detailed reports describing the overall condition of a property prior to tenant move-in.
- Re‑visit properties midway through an active tenancy to check on condition, produce a brief report, and dispatch this to the relevant landlord; discuss any maintenance issues with tenants.
- Where relevant, liaise with Property Managers to ensure maintenance issues are resolved.
- If the property is not being maintained to an acceptable standard, discuss this with tenants and put a simple plan in place to improve conditions.
- Inspect the property prior to the end of a tenancy to produce a "check-out" report recording the condition just before tenants move out.
- At the end of a tenancy, mediate between landlord and tenants regarding maintenance beyond fair wear and tear and agree on a suitable amount contributed by tenants; funds are deducted from the initial deposit where agreed.
- If the landlord and tenants cannot agree, prepare all relevant paperwork and send to an independent adjudicator to decide any deposit deductions.
Qualifications and Skills
- Previous experience in a similar role within Residential Lettings is advantageous but not essential, as full training is provided for other essential skills.
- Strong attention to detail when inspecting a property and compiling reports.
- Highly organized with the ability to manage a busy diary and prioritize urgent tasks to meet deadlines.
- Excellent communication skills—face to face, orally and electronically.
- Confident and professional demeanor.
- IT proficiency, including MS Office and tablet/ mobile device use.
- Own car and clean driving license.
Remuneration
- Basic salary between GBP 25,000 and GBP 27,000, with an overall full-time salary of GBP 28,000 to GBP 32,000 depending on experience. Includes a car allowance and quarterly bonuses. 5 or 4 full days a week, with pro-rata adjustments for 4-day workers.
