Overview

Reporting to the Director (Contracts), the Contracts Manager will be responsible for the successful delivery of multiple construction projects, from Design stage to practical completion, ensuring that they are completed on time, within cost whilst maximising client satisfaction, integrating health & safety and quality assurance to ensure compliance with regulations and contract requirements.

Role Description
Pre-Contract Phase
  • To provide general support to business development, commercial, design and procurement teams on an ongoing basis.
  • To provide specific support to business development, commercial, design and procurement teams on bids and tenders that will become part of the Contract.
  • To manage a pipeline of projects from final stage of bid/tender working with business development and commercial teams, external and internal design teams and procurement team.
  • To engage the allocated Site Manager to ensure a good working knowledge of the project in terms of customer, location, design, project size, schedule and site requirements.
  • To engage with all external stakeholders e.g. clients, end users, community groups associated with the project.
Contract Phase
  • To lead the successful delivery of the McAvoy Project from outline design stage to client handover
  • To manage and ensure individual contract delivery to achieve company goals for SHEQ, compliance with relevant legislation and regulations.
  • To manage and ensure individual contract delivery on programme, quality and within the contract / project budget.
  • To ensure that an adequate workforce is available to enable completion of contracts to programme and liaise with HR.
  • Ensure training needs are identified and liaise with HR to ensure training is arranged.
  • To monitor operational performance and provide timely information through the McAvoy Group programme management and control information systems.
  • To continually monitor organisation and methods to ensure maximum efficiency.
  • To continually monitor project to ensure compliance with building regulations and any prevailing legislation.
  • To establish procurement schedules for the contract that are communicated to QS and Procurement with specific deadlines which will ensure that site supply and specialist requirements are fully met.
  • To liaise with QS and procurement to ensure enquiries/tender packages are sent to sub-contractors and suppliers.
  • To liaise with QS and procurement to ensuring sub-contractors are selected to the level of competence as specified in the contract.
  • To work with the Site Manager to ensure that sub-contractor performance is reviewed on an ongoing basis and all actions are taken to maintain quality, schedule and cost.
  • To monitor overall job costs and progress against budget.
  • To take actions to resolve any client-related issues or disputes referred by Contracts Manager or Site Managers.
  • To liaise with the QS to ensure that valuations are submitted on time and that incoming invoices or applications for payment from sub-contractors and agency labour are checked and signed off in order to release payment.
  • To be responsible for ensuring that all variations are identified and have been agreed with client.
Completion Phase
  • To liaise with QS to ensure compilation, submission and negotiation of the final account.
  • To work with the Site Manager to ensure the disassembly of the site is fully compliant with regulations and with the customer’s satisfaction.
  • To conduct final review of sub-contractor performance on completion of contracts providing feedback where appropriate
  • To ensure O&M manual is compiled and provided to client on completion and handover
  • To ensure all post contract defects are managed and signed off.
  • To lead the project, debrief and identify lesson learned for future performance improvement and or innovations.
  • Work with the Senior Management Team to effectively represent and grow the business and contribute to the culture of innovation and continuous improvement.
  • Carry out other duties that are consistent with the job holder’s knowledge and skills and are necessary for the satisfactory completion of contracts and to assist the company in achieving its goals and objectives
  • This role description is intended to give the post holder an appreciation of the role envisaged for the Contracts Manager. Specific tasks and objectives will be agreed with the post holder at regular intervals.

Technical Competencies
Essential
  • An experienced Contracts Manager, working within the Construction industry, successfully delivering multiple projects simultaneously.
  • A building engineering and management background
  • Excellent contractual, technical and health and safety knowledge
  • First class communicator with highly developed staff management and leadership skills
  • Relevant third level qualification and/or professional qualification is desirable but not essential.
  • Flexible approach to working hours and site locations.
  • An appropriate and valid CSR/CSCS Card
  • Valid driving licence
