Maintenance Manager - Estate Properties

About the Role

We're looking for an experienced Maintenance Manager to oversee the upkeep and performance of approximately 100 properties on a well-established estate in Northampton. This is a hands‑on, fast‑paced role where you'll take ownership of all property maintenance activity, ensuring a high standard of service for tenants and smooth coordination with subcontractors.

Key Responsibilities
  • Manage day-to-day maintenance operations across a portfolio of around 100 residential and commercial properties
  • Handle reactive maintenance, ensuring timely response and resolution
  • Act as the main point of contact for tenants, providing professional and effective communication
  • Coordinate and manage subcontractors, ensuring quality workmanship and adherence to SLAs
  • Conduct property inspections and identify areas needing repair or improvement
  • Oversee budgeting, cost control, and procurement of maintenance services
  • Ensure compliance with relevant building regulations, health & safety standards, and estate policies
  • Provide strategic input to improve maintenance processes and property performance
About You

You’ll be a proactive and organised professional with strong technical knowledge and a solid understanding of commercial and building practices. You must be confident dealing with tenants, capable of prioritising workloads, and comfortable managing multiple contractors at once.
