Job description

As our Estate Manager, you’ll take the lead on estate management setup and ongoing oversight across Hill’s growing portfolio of residential developments. From pre-sale through to post-handover, you’ll ensure each estate is safe, well-maintained and managed in line with our values, legal obligations and high expectations.

You’ll work closely with third-party managing agents, residents and internal teams—acting as a key point of contact and delivering a proactive, customer-focused service.

What you’ll do:
  • Oversee the estate setup process, including the appointment and performance of managing agents
  • Act as the primary contact for residents and stakeholders on estate-related matters
  • Support compliance with health and safety legislation, including CDM and Fire Safety regulations
  • Advise internal teams on legal, technical and operational aspects of estate management
  • Approve and review service charge budgets, void calculations and leasehold/freehold packs
  • Monitor managing agent KPIs and drive improvements where needed
  • Attend site inspections and ensure readiness for occupation and handover
  • Resolve estate management issues and escalate resident complaints where necessary
  • Liaise with the Accounts team to support service charge collection and credit control
  • Manage Hill-owned rental property tenancies, including deposit returns and lettings coordination
  • Keep accurate records and reporting up to date across all estates
  • Help shape estate management best practice and improve internal processes
What we’re looking for:
  • 3–5 years’ experience in estate or block management
  • IRPM Associate level (or higher)
  • Strong working knowledge of The Landlord & Tenant Act and RICS Service Charge Code
  • Experience preparing service charge budgets and managing third-party performance
  • Excellent understanding of H&S and compliance in residential estates
  • Confident communicator with strong interpersonal and influencing skills
  • Highly organised and detail-focused
  • Proficient in Microsoft Office
  • Customer-first mindset with a proactive, problem-solving approach
