Deputy Estate Service Operative

The Deputy Estate Service Operative will be based at Brickfield House (a block designated for vulnerable TA tenants) and must manage specific responsibilities tailored to the needs of residents. This includes conducting regular welfare checks in communal areas, maintaining clear and safe escape routes, and ensuring that all signage and information relevant to tenant support services is visible and up to date. The role also involves liaising with key temporary accommodation council officers and the housing team to raise any concerns regarding tenant wellbeing or safeguarding issues promptly.

Key Responsibilities
  • Conduct regular welfare checks in communal areas.
  • Maintain clear and safe escape routes.
  • Ensure signage and information relevant to tenant support services is visible and up to date.
  • Liaise with temporary accommodation council officers and the housing team to raise any concerns regarding tenant wellbeing or safeguarding issues promptly.
  • Address anti-social behaviour appropriately by reporting incidents according to council protocols.
  • Perform tasks such as changing bins, removing litter, sharps, low-level graffiti (escalating if necessary), hard surface weed removal, basic handy work, and responding to requests from the line manager.
  • Serve as the initial point of contact and represent the council, maintaining a respectful and professional demeanour.
  • Communicate regularly with the line manager to promptly identify and report any inspection faults.
  • Undergo health and safety training and keep up to date with health and safety documentation (PPE, COSHH assessments, Risk Assessments, Accident/incident/near miss reporting, changes in legislation).
Essential Requirements
  • Ability to work a weekend shift pattern (Wed, Thurs, Fri, Sat & Sun) at 36 hours per week.
  • Basic handy person skills and willingness to respond to line manager requests.
