Construction Manager Residential Developments

Location: Cambridge
Salary: £90k + package (negotiable)
Contract Type: Full-time, Permanent

Our client delivers high-quality residential developments and regeneration schemes across Cambridgeshire, creating sustainable communities and modern living environments. With a strong pipeline of mixed-tenure housing and partnership projects, they are expanding their delivery team and strengthening operational leadership across the business.

As part of this growth, we re recruiting an experienced Construction Manager to lead site operations, ensure the successful delivery of multiple schemes, and play a key role in driving build quality, programme performance, and safety culture. This role has a clear progression pathway toward Construction Director for candidates demonstrating leadership, strategic thinking, and consistent operational excellence.

The Role

The Construction Manager will take full responsibility for the operational delivery of residential and regeneration projects from pre-construction through to handover. Working in close partnership with Commercial, Technical and Development teams, you will manage build programmes, lead site teams, maintain safety standards, and ensure projects are delivered to the highest levels of quality, efficiency, and customer satisfaction.

Key Responsibilities
  • Lead and manage site operations across multiple live residential projects.
  • Oversee build programmes, sequencing, logistics and resource allocation to ensure projects are delivered on time and within budget.
  • Drive a strong health & safety culture across all sites, ensuring full compliance with company and statutory requirements.
  • Collaborate with Development, Commercial and Technical teams during pre-construction to support planning, design coordination, and risk mitigation.
  • Manage and mentor Site Managers, Engineers, and Supervisors, promoting a high-performance culture.
  • Maintain strong relationships with clients, partners, local authorities and supply chain members.
  • Ensure quality standards are consistently achieved and defects are minimised throughout delivery.
  • Monitor project progress, prepare operational reports, and support directors with strategic decision-making.
  • Oversee subcontractor management, ensuring adherence to programme, safety requirements and workmanship standards.
  • Contribute to continuous improvement initiatives, modern methods of construction and efficient delivery practices.
About You
  • Proven experience as a Construction Manager or Senior Site Manager within residential development or regeneration.
  • Strong leadership skills with the ability to inspire, motivate and drive high standards across site teams.
  • Excellent knowledge of build programmes, construction methodologies and regulatory compliance (including CDM).
  • Track record of delivering multiple residential schemes successfully from groundwork to completion.
  • Confident communicator with strong problem-solving, organisation and stakeholder-management abilities.
  • Passionate about quality, safety and delivering outstanding homes.
  • Ambitious, commercially aware, and capable of progressing into a Construction Director role.
  • Relevant construction qualifications (SMSTS, CSCS, First Aid); degree or HNC in Construction Management or similar is advantageous.
