Job description

Proactive Personnel are currently recruiting for a Construction Development Manager for a rapidly growing company in the build to rent sector. This company has huge growth plans for the next 5 years and this role will play a vital part for this.

About This Role

The Construction Development Manager will support the Head of Development Delivery in the management and delivery of residential development projects across our Build-to-Rent platform.

You will play a key role in ensuring developments are delivered in line with agreed specifications, timescales, and budgets, and that they all meet all necessary legislative and regulatory requirements. This role requires a proactive individual with strong technical project management skills, capable of driving forward multiple schemes while collaborating effectively with both internal teams and external consultants and contractors.
What You Will Do

  • Support the Head of Development delivery in the oversight and successful delivery of residential developments.
  • Ensure all projects are delivered in line with the employers requirements, contractor proposals, and contract documentation.
  • Monitor construction progress from contract execution through to practical completion.
  • Manage and coordinate internal and external delivery teams, including Employers Agents, Clerk of Works, consultants and contractors.
  • Attend and contribute to site meetings, providing concise updates to internal and external stakeholders.
  • Track and report on project timelines, budgets, and risks.
  • Review and manage project variations and provisional sums, ensuring value for money.
  • Assist in the appointment of ongoing management of key external project team members
  • Work closely with the Head of Development Delivery to maintain alignment between design, construction, and operational expectations.
  • Oversee the delivery of amenity and communal areas in collaboration with operational teams.
  • Ensure projects meet quality standards and align with operational and long-term investment objectives.
  • Maintain accurate and timely reporting to internal teams, including the residential management team.
  • Uphold compliance with relevant legislation and manage the associated gateway process where applicable.
  • Act as a key member of the delivery team, contributing to the development of internal processes and project outcomes.

The ideal candidate

  • Proven experience in project management within the residential development sector,
  • Chartered membership with a relevant professional body (e.g., RICS, CIOB, AMP).
  • Strong Knowledge of contract administration, employers requirements, and contractors proposals.
  • Experience managing construction projects from contract to exchange through to completion.
  • Ability to lead and coordinate a team of internal and external professionals.
  • Strong understanding of construction, quality assurance, compliance, sustainability and building regulations.
  • Track record of delivering projects on time, within budget, and to a high standard.
  • Experience engaging with investors and senior stakeholders, providing clear and concise reporting on project progress.
  • Excellent communication and leadership skills, with a proactive and problem-solving approach.
  • Familiarity with residential asset management strategies and long-term investment principles.
  • Proven experience delivering high-rise and/or Higher-Risk Buildings (HRBs).

Desirable

  • Experience in forward funded residential development schemes.
  • Knowledge of sustainability and ESG principles in residential development.
