Job Title: Commercial Property Manager and Senior Surveyor

Ref: Cheshire W 5274789-2

Pay rate: £35.14 per hour PAYE

Role length: Anticipated 3 months

Working arrangements: Hybrid working. Must be willing to adopt a flexible working pattern, including evening meetings

Additional requirement: Driving Licence and access to own vehicle

The role: We are seeking a Commercial Property Manager and Senior Surveyor to manage the commercial estate ensuring rent and service charges are collected on time, properties are kept in repair and ensure tenants are complying with their lease terms.You will carry out site visits and inspections.Good negotiation skills and previous tenant liaison experience is required for this role.

Key responsibilities
  • Service charge management – particularly around the preparation and maintenance of apportionment schedules and accuracy checks
  • Ensure rent collection is in line with KPIs and hold regular debt meetings
  • Review and manage tenant applications and prepare ODNs within the required timescales and instructing solicitors, as necessary
  • Be responsible for and manage a portfolio of land and property holdings and implement general tenant management functions including lettings; assignments; sub-lettings; changes of use; alteration of property; schedules of condition / dilapidations; surrenders; monitoring and reporting of property defects
  • Responsible for provision of accurate insurance data to the Council Insurance team
  • Responsible for EPC data management and strategy across the estate
  • Monitor and mentor the work of more junior grade Estates Surveyors and Estates Assistant staff as appropriate
  • Review and challenge asset performance and contribute to the identification of opportunities to improve asset performance, including planned maintenance and investment requirements, and undertake property option appraisals to inform timely and effective decision making
  • Responsible for ensuring that all insurance premiums are recharged to tenants
  • To issue instructions to Legal, Finance, and Income services (and others, e.g. consultants) in regard to agreed transactions and debt recovery

  • Ability to stay up to date on property legislation and regulatory changes
  • Apply legal expertise to support senior managers with informed property decisions
  • Excellent at building and maintaining tenant and client relationships
  • Strong understanding of lease structures and lease interpretation
  • Confident in handling tenant consent applications in line with legal protocols
  • Expert in managing service charges with full regulatory compliance
  • Familiar with VAT, banking procedures, and credit control practices
  • Proficient in Microsoft Word, Excel, and property databases
  • Excellent communication and negotiation skills
  • Actively contribute to departmental planning and performance
  • Capable of supervising, delegating to, and mentoring junior team members
