THE EMPLOYER IS: ARDMONAGH COMMUNITY & FAMILY GROUP LTDThe Caretaker/Groundskeeper is responsible for ensuring the overall cleanliness, maintenance and smooth operation of both indoor and outdoor areas of the property. They will work closely with management to ensure a high standard of care and maintenance is upheld. We are seeking a dedicated and reliable Caretaker/Groundskeeper to maintain the grounds, facilities, indoor and outdoor spaces of the premises, to ensure the safety and security of our premises, assets, staff, service users and visitors. The ideal candidate will possess a strong work ethic, attention to detail and a passion for creating and maintaining safe and aesthetically pleasing environments. They will be vigilant and proactive to security, opening and closing the building, and testing and maintaining fire safety and alarm systems. This role requires strong observational skills, the ability to respond swiftly to incidents and excellent communication skills.The caretaker/groundskeeper will work both indoors and outdoors, sometimes in adverse weather conditions. The role may require lifting heavy objects, climbing ladders, standing for long periods, and performing other physically demanding tasks. The caretaker may be required to be on call for emergency security and maintenance issues outside of regular working hours. All staff will be subject to and completed/apply for Access NI checks.

Responsibilities
  • Conduct thorough inspections of premises to identify and address maintenance, potential security, health & safety and fire risks or hazards promptly.
  • Coordinate with external contractors for larger repairs and maintenance work when necessary.
  • Prepare for all weather conditions and for seasonal changes such as adapting the heating system, gritting and snow removal in winter, leaf raking in autumn, and planting in spring.
  • Monitor and maintain inventory of cleaning supplies, tools, and equipment.
  • Order and restock supplies as needed to ensure uninterrupted maintenance operations.
  • Provide support during special events, evening and/or weekend meetings, including security and emergency evacuations.
  • Perform routine maintenance tasks such as fixing leaky faucets, painting, replacing light bulbs and repairing minor damages.
  • Clean and sanitise indoor spaces including common areas, restrooms, offices, and recreational areas.
  • Ensure all systems are functioning properly and perform basic troubleshooting when issues arise.
  • Manage waste disposal and recycling programs, ensuring proper handling and disposal of waste.
  • Regularly inspect and maintain the gardens and outdoor facilities to ensure they are clean, safe, and visually appealing, including mowing lawns, trimming hedges, and watering plants to maintain a healthy and vibrant landscape.
  • Clear walkways and parking areas of debris, snow, and ice to ensure safety and accessibility.
  • Ensure all safety protocols are followed, including the proper use of tools and equipment. Perform safety checks on all equipment and facilities to prevent accidents and injuries.
  • Actively enforce company health and safety and security policies and procedures to prevent unauthorised access, theft and/or injury.
  • Manage the alarm and security systems and monitor the property for any signs of vandalism, trespassing, or unauthorised activities and report any concerns to the line manager.
  • Patrol assigned areas regularly to maintain order and detect signs of disrepair, intrusion or any security breaches. Respond promptly to alarms or calls for assistance and take appropriate action as per established protocols.
  • Properly maintain and operate groundskeeping equipment such as lawn mowers, trimmers, blowers, power hoses and irrigation systems. Maintain proficiency in the operation of security equipment and systems, and report any malfunctions.
  • Maintain open and effective communication with management, health and safety representatives and property management, residents, and other staff members to address any groundskeeping-related issues or concerns. Prepare accurate incident reports.
Skills and Qualifications
  • Basic knowledge of HVAC, plumbing, electrical, and general maintenance, groundskeeping, security, general repair skills, and health & safety inspection in a commercial or large building context.
  • Ability to operate maintenance equipment and tools safely and carry out light maintenance and repair.
  • Ability to work independently with minimal supervision as well as part of a team.
  • Strong attention to detail and commitment to high-quality work performance.
  • Physical stamina and ability to perform tasks that may require lifting, bending, and prolonged outdoor work in various weather conditions.
  • Strong organisational and time-management skills.
  • Excellent communication, report writing and interpersonal skills such as the ability to work well with others.
  • A driver and have access to a car for business purposes, mileage allowance will be paid.
