Overview

We are recruiting on behalf of our client: A Building Fabric Project Manager who will be responsible for the planning, coordination, and delivery of projects relating to the building fabric (e.g., walls, floors, windows, doors, finishes, and external works). The role ensures that projects are delivered safely on time, within budget, and to the required quality standards, while maintaining compliance with health, safety, and environmental regulations.

Responsibilities
  • Project Management: Lead and manage building fabric projects from inception to completion, including refurbishment, maintenance, and new works.
  • Prepare project scopes, specifications, budgets, and schedules.
  • Coordinate procurement, contractor appointments, and supplier management.
  • Monitor project progress, identifying risks, delays, or cost overruns and implementing corrective actions.
  • Ensure works comply with building regulations, company standards, and statutory requirements.
  • Carry out site inspections, quality audits, and ensure technical accuracy of building fabric works.
  • Promote and enforce health, safety, and environmental best practices on all projects.
  • Carry out risk assessments and ensure method statements are implemented effectively.
  • Act as the key point of contact for clients, consultants, contractors, and internal teams.
  • Manage communication between stakeholders to ensure smooth project delivery.
  • Report project status, risks, and performance to senior management.
Technical Oversight
  • Strong knowledge of building fabric materials, systems, and construction methods.
  • Excellent project management and organisational skills.
  • Strong financial and commercial awareness, including cost control and budget management.
  • Effective leadership and team management skills.
  • Ability to interpret drawings, specifications, and contracts.
  • Proficient in project management software.
  • Strong problem-solving, decision-making, and negotiation abilities.
Cost and Budget Management
  • Manage project budgets, control costs, and produce financial forecasts and reports.
  • Evaluate and approve change orders, ensuring clear documentation and justification.
  • Ensure value engineering opportunities are explored and implemented without compromising quality.
  • Be able to use CRM Software - SimPro
Quality, Health, Safety & Environment (QHSE)
  • Ensure all work complies with health and safety regulations, quality standards, and environmental guidelines.
  • Conduct site inspections and audits to ensure compliance with project specifications and legislation.
  • Promote and enforce a culture of safety and accountability across project teams.
Team and Stakeholder Management
  • Lead and motivate cross-functional teams of engineers, supervisors, and technicians.
  • Chair project meetings and communicate regularly with all stakeholders.
  • Ensure excellent customer service and client satisfaction throughout the project lifecycle.
Qualification & Skills
  • Degree in Building Services Engineering (or related field)
  • Project Management qualification (e.g., PRINCE2, PMP, APM) is desirable
  • Proven experience with project planning tools
  • Familiarity with construction regulations, building codes, and industry standards
  • Ability to work under pressure and manage multiple projects simultaneously
Desirable Experience
  • Experience in high-value construction or infrastructure projects
  • Familiarity with BIM, CAD, and other digital engineering tools
  • DBS certification (essential and will be undertaken as part of the vetting process).
  • BS7858 vetting to be started.
  • Beneficial certifications: CSCS
  • SMSTS is desirable, however a willingness to work towards this is also acceptable.
  • At least 2 years\' experience in the building fabric industry
  • Any other industry-based system and equipment training beneficial
  • Full UK driving licence
